You are both right concerning the townhouses. They were rebuilt from older, empty ones, but they were used to house tenants from the townhouses on Greenfield which were demolished.
 
Anyone have ideas on what the rents might be like in the new Pivot tower? I understand that it's not managed by Tandem like the Forest Laneway towers, but by Riocan itself (Riocan Living). Would they likely be similar to rents at Forest Laneway? I can see the market allowing them to be a bit pricier because they'd be new units (vs. 40 years old), but I can't imagine the building would offer a lot more in terms of amenities, and the location is identical.
 
I don't think that the rents have been determined yet. The units will be quite small compared to the fairly spacious ones at 2, 4 and 6 Forest Laneway and they will of course have all the bells and whistles in terms of appliances etc. I don't think you can really compare these buildings despite their proximity. The Pivot apartments will certainly be a lot more expensive in terms of square footage, and they will have that shiny newness feel. The older apartments however are really well maintained and a good value.

Sigh. Was hoping to finally get some decent purpose-built rentals as an alternative to leasing condos. Back in Halifax, they are building tons of low-rise, spacious, condo-like rental apartments. Sure, there are a lot of reasons why such projects are not feasible here, but it would be great if they were. We lived in one after selling our home, before we re-located. It was awesome.

If I could get a rental with condo amenities and a reasonable (for me) amount of square footage (1100-1400), I'd never even consider purchasing a condo. But alas, 'tis not to be.
 
Stages of construction and the largest continuous concrete pour yet, with 6 cement trucks lined up on Greenfield. Three waterproof membrane layers are being applied to the loading dock roof. White exterior panels are in place on the loading docks. Work slowly continues on the office towers and colourful murals are being put on the Yonge St. food outlets as they near completion. The "Pivot" is being readied to go up one more floor and its projected completion date is Spring/Summer of 2020.

Are these rental townhouses? Curious if anyone has some info for the new residential units at Yonge Sheppard Centre..
They were originally rental townhouse residences as part of 6 Forest Laneway. My family moved into the second from the east end unit in 1977. They were later converted to commercial space around 1980, so we were re-located to a similar townhouse unit on the north side, part of 2 Forest Laneway. It now looks like those are gone, and the remaining ones along Sheppard would most likely remain commercial.
 
None of the new town-homes are commercial. They are all residential and fully rented with a long waiting list. In Sept. 2017, the rent was very reasonable and less than the Forest Laneway units. Riocan was asking $1127. for a 1 bedroom, $1310. for a 2 bedroom, and $2375 for a 3 bedroom and all were quickly rented. I'm sure the rent will be higher for new tenants. In comparison, today's rates at Forest Laneway are $1300. for a bachelor, $1575. for a 1 bedroom, $1875. for a 2 bedroom, and $2375. for a 3 bedroom and no vacancies until the end of the year. It's all about supply and demand in Toronto.
 
The dream of a LCBO store is officially finished. They were in negotiation to lease the entire 19,000 sq. ft. retail section on Sheppard Ave. (now divided into units 215, 216, 217) but after checking the logistics of moving stock from the north side loading docks to the south side store, they decided it was too difficult. They couldn't park a trailer on Sheppard Ave. and off-load through the front door. They also cited insufficient storage space. Over at Emerald Park, the LCBO pulled the blinds down leaving the shelves and counters to gather dust. The rumor now is that the Beer store may be coming to the Sheppard Centre but Riocan is not talking. There's also a close Beer Store at Willowdale Ave. so time will tell.
The latest timetable says that Freshii, Purdy's and Potatopia will open in the fall.

With Emerald Park LCBO Store “Opening Soon”,... again!?!?!? The chances of a Beer Store opening at RioCan’s Yonge-Sheppard Centre has decreased since the Emerald Park LCBO has a relatively large walk-in Beer Cooler area - accessed by two sets of sliding doors as seen in the photo before this post:

I also bought a bag of wasabi peas from miniso.

I’m not trusting Constructo’s anti-aging Wasabi-Peas,.... with every mouthful, I yell “Hot Wasabi!”,...
and now I’m getting wrinkle lines,... ok, more wrinkle lines! Arghh,.....

So now my new strategy to get rid of wrinkle lines is to just fatten up,.... with Sweet Jesus ice cream!!!!
