allowing 6 floor buildings to be made of wood will help a lot, I expect once that actually happens we will see a small explosion of midrises.

Yeah, they've built right up to the property line to get the most out of that corner lot. That blank wall will eventually abut some future development on the lot next to this (the two-storey retail building), so that's why it's a plain wall with no windows.
It's a good practice for infill developments like this one, and you'll see it all over the city. In fact, Toronto has zoning bylaws that actually prevent windows from being installed at the property line (a setback is required).

Even with a setback there are stringent ratios for the amount of fenestration/glazing that is allowed. It's imperative so that fire does not spread between neighbouring buildings, and it's the same in any jurisdiction.
The blank firewall looks funny, but it will be covered sooner or later by more new development.

Same. Overall disappointed with the execution. For me, it has a lot to do with the cheap looking metal? cladding. For the area though, big win.

This looks great and the metal siding on the west elevation does not look that bad. Great work by Teeple.
