Amusingly, I took a look at Mississauga MTSA assessment from a couple years ago, and the only MTSA where they decided it just was not possible to achieve the density targets and nothing should change is Mineola, just north of Port Credit GO, which is the confluence of the soon to be completed HuLRT, soon to be electrified frequent Lakeshore W GO and easy access to QEW. That is a much more logical place to try to jam a dense office node. Ask the City of Mississauga? Not a single low rise SFH to be touched. Impossible! Of course, this has nothing to do with the wealth and influence of the residents in the area.



I don't think that cuts it as strong transit connectivity. North York Centre is on Line 1 and Line 4 near the 401 and not very popular as an office node.
Isn’t the problem with office space in Toronto that it’s taxed the same no matter where it is? Which means companies preference downtown. Would Mississauga face those same challenges?
 
Enough on this (off)topic for a while please, the arguments have be exhausted/ing. Let's pick this thread up again when the next moves come on the Oxford proposal for mixed-use on the western blocks of the Rathburn District.

OMERS wanted low 11s office towers along City View with the city giving them a tax break doing so.

One thing missing from this report, where is the new transit hub going to be as well supporting 150,000 riders a day??? then there is taking the Transitway underground from the east side of Hurontario and then getting it to the north side to build the missing link for it.

I don't like OMERS vision for their land as it will be mainly towers in the park that is the standard for Mississauga nor meet the vision of Downtown 21 which was weak as well.

The Kariya and Burnhamthorpe site can be on the lines of the Exchange District using that full block that will have a street between it and the Exchange, but opposed any on street parking for it.
