Why is the 25m minimum distance requirement between buildings enforced in some cases and not others? These are clearly only 4-5m apart. Does it only come into play past a certain height?
 
the seperation is for between "towers", this development probably argued that the adjacent developments were not towers as they are 11 and 14 floors only. Typically a development is considered a tower when it's above 12 floors.

This would reduce the need to comply to the tall building guidelines 25m separation, and instead they would have to only meet the 5.5m minimum setback found in the zoning by-law.
 
Funny how a student residence is going to end up being one of the better looking buildings in the area.

Well, when an institution is one of the developers, there's no pressure to eke out every cent from the project without regard for design quality. :rolleyes:

Many developers in this city could do better. They choose not to.
 
....which is why I noted them as "one of the developers"- they certainly have input into its creation, it's being intentionally designed for their use. The use is more important than management, anyway. Over the past decade, institutional buildings in this city, on average, have higher quality designs.
