All the spots being redeveloped will be high-rise, but not all the land is spots being redeveloped. In twenty years 75% of the existing frontage will not have changed along eglinton and sheppard, as they are already in use as other things. In this case I dont think we're going to see the lrt being crowded out with "subway densities" but rather a slight increase in TTC ridership above existing bus ridership. Keep in mind many people moving to Sheppard and Warden have no intention of ditching their cars.

OFFERS INVITED - STALKING HORSE SALE PROCESS
CONDOMINIUM & RENTAL BUILDING DEVELOPMENT SITE

On January 20, 2017 Rosen Goldberg Inc. was appointed as receiver and manager of the assets, undertakings and properties of Harmony Village -Sheppard LP by order of the Ontario Superior Court of Justice.

In its capacity as Receiver, Rosen Goldberg Inc. has been authorized to conduct a stalking-horse sale process in respect of the real property of Harmony Sheppard.
The property available is as follows:
  • Lands municipally known at 3260 Sheppard Avenue East in hte City of Toronto. The lands are approximately 3.55 acres in area, with approximately 329 feet of frontage on Sheppard Avenue East:
  • The lands are proposed for, among others, a development to include the following
    • Two 29-storey condominium towers;
    • Two 10-storey towers;
    • Two townhouse blocks
  • A significant number of units within the condominium development are subject to binding pre-construction agreements of purchase and sale (emphasis added).

I was wondering what happened. I passed by a couple of times over the past few months and the site was always dead.
 
That's rather disappointing to hear after all the sales and marketing efforts (and apparently good sales % was achieved?)

July, 2017
The power of sale process on this site was completed at the end of June. The court has accepted an offer by Pinnacle International One Lands Inc. (Pinnacle). There is a claims process to follow on this sale and more information will be available in the next quarterly update.

interesting to see Scarborough finally getting some developments. That entire region was almost completely left out of the condo boom.
