At Conservatory Group Pearl Place, the ground level retail is about 29,000sqft - for a "Green Grocer",... rumoured to be Sobey's - who will likely bail since their Parent company Empire acquired Longos last year,.... and there's a nearby Longos at RioCan YongeSheppard Centre (opened July 2019). Also, a WholeFoodsMarket at Tridel HullmarkCentre (opened September 2014), Food Basics at Bazis EmeraldPark (opened October 2021) - 3 supermarkets within 100m of Yonge-Sheppard intersection,.... plus Loblaws at EmpressWalk,... and a Metro at Doris & Church Ave. The supermarket scene at this mid-block location is getting interesting,....

EuroPro acquired 4950 Yonge (Madison Centre across Yonge St) from Northam a few months ago in December 2021
- EuroPro already owns 5001 Yonge (Royal Bank building across Hollywood Ave) acquired in December 2019

Madison Centre had lots of satellite Wealth Management type offices - many closed during pandemic so lots of vacancy now,...
- Recent Building Permit submitted June 13 for "new supermarket" is interesting,... did they kick the tires across the street at Conservatory Group's Pearl Place - the Building Permit for that supermarket retail space will likely be a year from now,....

- Grey shaded area in back is still available - thus, this Galleria Express-Mart didn't need it or there's another retailer/office in the way
- Red shaded area is largest possible retail space for Galleria Express-Mart - appears to be about 10,000 sqft (max) - back in the 1990s when there was Famous Player Theatre in back this space was divided into 2 restaurants
- "X" area is open pit atrium into GoodLife Fitness in basement,... this is interesting in that it's possible to put in a new concrete floor here to increase first floor retail space - along the Yonge St frontage

Instead of full sized 40,000-60,000sqft supermarket,.. or about 25,000-35,000sqft for Urban-Format,... this one is much smaller at around 10,000sqft,... it going to be a Galleria Express-Mart,... similar to their mini-store on Yonge south of Wellesley,... and Bloor St West between St.George and Huron St,... they won't battle directly with WholeFoodsMarket, Longos, FoodBasics, Loblaws and Metro,.... but they will beat the crap out of the local Korean H-Mart and M2M.
 
Can't believe this is the project that's launched in 2017. Looking at the progress, seems like it will be finished in 2024-2025.
