Toronto One Sherway | ?m | 32s | Menkes | P + S / IBI

went to the One Sherway sales office today for the grand opening to the public for Tower Three...the office was pretty busy, parking lot was full, and I had a chance to talk to one of the Baker Real Estate reps there (who are handling marketing)...

she told me that they were pleasantly surprised at the resilience of the market, and that about 75 units in Tower 3 had been sold firm at the agent and VIP previews..don't know the total unit count for tower three, but I believe it is only 26 stories. There was apparently a lignup when they opened this morning, and I did see several people signing paperwork in the short time we were there...don't they read this forum? :D

Apparently only a handful of units remain unsold at towers 1 & 2..tower 1 is fully occupied, and tower 2 is now occupied up to the 8th floor, with work continuing finishing the higher levels...

The building will have 28 levels. Levels 1 to 4 will be common area amenities. Levels 5 to 26 will have 10 units each. I don't know what will happen with the top two levels (penthouses). I don't think they have been released yet.

There is not a lot of competition to this project, in the neighbourhood, which has undoubtedly helped sales.

It's kinda nice to see the lights on in Tower 1 at night. It's brought a bit of life to this formerly bleak area.

When I went to the Broker's event for the release of tower three back in April, they had a hot blond sales rep... My broker spent most of the time talkin' to her... :)

Can anybody state with confidence that the first two buildings in this project are done? I imagine they are, but I don't get out that way much. Also, does anybody know what the street addresses are? Any info appreciated, thanks.

I'm think towers 1+2 are done, but can't say 100% either since its not my area

The respective addresses for towers 1 + 2 + 3 + 4 are as follows:

(1) 235 Sherway Gardens Road
(2) 225 Sherway Gardens Road
(3) 215 Sherway Gardens Road
(4) 205 Sherway Gardens Road

Cranes have been down for quite a while now and the first two towers are being occupied.

Just out of curiosity, -has this condo closed yet? And when did occupancy begin?
Just trying to guage the length of time for Great Gulf.

I wonder if Tower 2 lacks lighting because it might shine into Tower 1's units. Only the side of Tower 2 that faces Mississauga is lit. Toronto may have to wait for Tower 4 to see One Sherway lit up on the western skyline.

I believe occupancy for tower 1 began in Late March and registered sometime last week (Late Oct. to Early Nov.) so the condo closed about 7-8 months after occupancy started.

I moved into Tower 1 at One Sherway on April 25. I believe the earliest occupancy was April 15 and the closing date was October 28, 2008. I discovered this website recently and have to thank you for all the wonderful pictures. I managed to lose the ones I took over the early building stages, so it was nice to see it all unfold again here.

Thanks!

Procrastinated yet again with posting. At least there isn’t any snow on the ground in these…

As the crane operator on this building, this was my view every day...

I actually quite enjoyed that job...

I poured 95% of the concrete and lifted most of the pre-cast...
