From yesterday, February 12. The Mercer Street frontage is largely complete, the sidewalk on the south side open from John Street to Blue Jays Way. The resident entrance at the east corner of the building has people entering and leaving the building. Still a number of finishing touches remaining to be done on the exterior of the building.

Any word on when on the Mercer streetscape improvements will start (and is there any designs out for this)?

Last I heard, it still had to undergo detailed design, but I haven't checked in recently.

For a new building? It's high but not unprecedentedly high. 108 Peter was up around 100/696 for awhile but has fallen to 67.

To me, they are both indicative of buildings where the majority of units are owned by disinterested off-site investors and occupied by an assortment of transients and reprobates.
Both 108 and Nobu are occcupancy and closing at peak interest and lowest level of affordability.

Considering both of these towers didn’t go into a dumpster fire of resale and rent; imo shows how resilient the market is. I do believe 108 and nobu are more resilient because of where it is located and the purchase price per sq ft.

Nobu was around 1k psqf 7 years ago.
