The massing of this is certainly questionable, but the height and density looks completely appropriate to me, albeit a little bit larger than existing buildings. Certainly not significantly enough to make it appear out of place.
 
I think that pushing down all of the elements except the very southwest corner to align with neighbouring buildings, and maybe adding a bit of height to the tower element right at the corner might be a a reasonable solution that keeps the density, assuming that the issues about traffic and light-less units are resolved through other design strategies.
 
Heard from a friend tonight that the proposal has been altered. This would include a drop in height from 22 to 18 floors on the corner of Front and Bathurst, and a height reduction for the interior slab as well. Apparently the exterior finish has also been greatly improved and now features much more interesting window articulations.

More details to come.
 
Any discussion about retaining and incorporating the Sherwin Williams building into the scheme?
If Freed in interested in community support this would be a good place to start.

is it just me... or is there no sidewalk in the first rendering? conveniently placed rendergirl is making it hard to tell what is really going on there. whats the plan for sidewalks on front over here? as of right now the south side doesn't have one. thats a big problem/ do you think Toronto would sacrifice car space for people space here? could that even happen?
 
fascinating how the trees are the best part of the picture, yet ou can bet theres no actual plan of how to keep them alive long enough to grow as tall as the render depicts.
 
Seems to be a big improvement over the previous iteration - love the tapering at the eastern portion of the building. The relationship of the NW corner (as part of the slab) to the neighbours isn't very clear from this rendering - but in any case a move in the right direction it would seem.

PS: From the additional renderings on the website (the link don't work - go for the Google cached version) - it would seem the slab fronting Bathurst is also tapered towards the north. Excellent move.
