Walked by last night and there were actually people walking along. Infinity and City Place are starting to create a neighbourhood. Noticed the St Louis bar open at City Place. Lots of people inside watching the hockey game. These two new ones will certainly add to this.

according to the condo guide ,lanterra is going to release the next phase of waterpark city called neptune in 2007 and murano 3 as well,no name for this project yet.it only says on bay street north of the financial district and south of yorkville.

Lanterra and CF are going to also partner for another large project across from Maple Leaf Square next year - so even more development coming soon to this neighbourhood.

I do hope they keep more of the area as commercial however - there is more than enough room for condo projects elsewhere, but this area is pretty much perfect for a southerly extension of the financial core.

A few years ago I thought it would be the best place to expand for major office buildings- especially the land along Bremner getting towards to the dome and tower. Developers could build big and tall with fewer nimby concerns.

There is still space on the north side of Bremner between York and Simcoe for 3 or 4 towers, and with the railway running behind them, that land is perfect for more offices and possibly another hotel. East of the Air Canada Centre on Bay, as has been discussed on another thread lately, is also zoned for an office tower, and a pretty big one at that. With those lots plus all of the sites in the core with planned new towers waiting in the wings (like the Concourse Bldg redevelopment, like BCE Place 3, like Bay Adelaide 2, etc.) I can't see the land between Maple Leaf Square and Infinity being desperately needed for office space, though one would hope for offices and retail at podium level at least, and an under- or over-York Street connection to Maple Leaf Square.

Canuck,

CF and Lanterra were so successful with Maple Leaf Square that they are going to model a second development on what they planned with the first. At this stage I am not sure if MLSE is a partner for the upcoming project or not. Once again similar to MLS it will be a mixed use project with office, retail, restaurants, entertainment etc with a couple of large condo towers on top.

They may face a large battle with the city over the residential vs commerical percentage mix in the project. (There was a large battle over MLS with the city wanting more commercial space - a compromise was eventually reached). With MLS the city determined that it was a special/unique project and should not set a precident for the rest of the East Railway Lands as the city planning department wants them preserved for future large scale office development (a CBD south of the tracks)... the city does not want condos filling up this space as it is thinking long term - future decades and is concerned that opportunities for large scale office development will be limited if condos fill up all the remaining large undeveloped land parcels. That said H&R does now own the new parking lot on the southwest corner of York & Bremner and CF and Lanterra are in the preliminary stages of planning another large scale project modeled on Maple Leaf Square.

I think one has to be careful about the "commercial space" aspect of MLS, considering it is (I believe) inclusive of the hotel and retail component - excluding these two and the percentage of space devoted to actual office use drops off significantly.

There is a couple hundred square feet of 'office space' at the south end of the complex - but the space allocations is somewhat convoluted as to what the city wants to achieve vs what is currently viable under todays economic conditions (which is why the city wants to preserve the southwest corner in the future for significant 'office space').

Wow. Great news. I wonder how this is going to fit into the whole plan of it all. Will they simply just occupy a number of the lower floor units?

The hotel is in the podium.

Apparently there are only 5 penthouse units left for sale in the condo portion.
