Does anyone have the bylaw amendment for this one? It seems to have been approved in principle in 2017, but the ZBA is still open on the city website, and there is still a settlement hearing scheduled in 2019. (Assuming they don't actually need that meeting, but still I can't find the approved doc, only a draft ZBA amendment.)

Doesn't look like it's in force yet - the owner likely hasn't satisfied all the conditions for it to formally become law. Doesn't mean it isn't approved, just waiting for a few technical conditions to clear.
 
Most of plaza & office empty, everyone was supposed to vacate by Dec 1st except FoodBasics.

Demolition Permit issued 2 weeks ago. Construction to start in early 2019? for mid-2022 occupancy??? (3 years construction,.. usually 5!)

LPAT set for February; Silverview Community Association (directly east of site) seeks temporary pathway through construction site so they can access Yonge St,... sounds fair to me since Yolanda Flanders of Conservatory Group got their neighbouring development to east (Plaza's 5840 Yonge) to completely change their site plan to give Yolanda Flanders Conservatory Group's stalled Ruby Condo permanent POP (Privately Owned Public Access) path & park to access Yonge Street!

Also, construction on these average sized structures generally take 3 years on average. But a large chunk of salt taken with most of what Sunny says. For example, rate buildable up here has only recently jumped up to the levels achieved on sales in this node.

Well, since I got the following points from the local North York Post neighbourhood newspaper:
- Silverview Community Association seeks temporary pathway
- LPAT set for February
- Aoyuan says Construction to start in early 2019
- Aoyuan says for mid-2022 occupancy
I guess this is what "a large chunk of salt" looks like,.... :p;)

Since it's not in this M2M Building thread, M2M Real Estate thread nor M2M Project Database (who goes there?),.... as pictured in Ed's photo, they'll demolish Office Tower and south half of Plaza first. Dividing line between South & North half of Plaza is the east-west open air covered walkway with entrance to Bowling Alley. The north half of Plaza (with Shoppers Drug Mart & M2M Sales Office) won't be demolished until after Q1 2019. Food Basics store at very north end will remain for a few more years, hopefully at least until new supermarket space is built and open at M2M's southern first phase.

Hmmm,.... so how are they going to demolish the 11-storey office tower??? How about some DYN-O-MITE! Ahh,.... Good Times,....
