There is some work that is happening on the intersection of Yorkland and Sheppard. I saw them installing new signals held by cables and it seems like there is some work to follow. I would hope the traffic signals that they just put up hung by cables wont be a long term setting as the intersection looked much better prior to having those installed that keep waving in the direction of the wind.

Does any one know whats going on - is there some sort of work happening to modify the intersection ?

I was under the understanding that monarch was also going to build an office building in the south edge of this complex.

Does anyone know how that is going?
 
The buildings have long been done here, and most of the landscaping too, but bits remain to be done along Heron's Hill Way on the south side. I don't have shots of that especially, but some of the street furniture (which is pretty nice, first shot below) needs attention with some of the top coat coming off, a table was worse.

The majority of the landscaping is looking okay though, but nowhere near as lush or colourful as you'll find around the Mattamy (formerly Monarch) condo developments at Humber Bay Shores, where the plantings are typically quite lush from building to building.

Along Sheppard, most but not all of the retail units are leased out.

The trees planted along Sheppard will have to be 20 years worth of growth older before they have any significant softening effect on the whole development.

Why in this day and age do they still place retail way back from the street hidden by columns, bushes and lots of grass? The only people that can really see the retail are the pedestrians. Oh right there aren't any.

It’s not too bad, the store fronts are very easy to see when you’re driving on the road. The only issue is that the lack of visible parking/stopping areas pretty much ensure no drivers would want to come into these stores unless they are an already intended destination.

Although stores on this strip are mainly destination type of businesses with a number of health care providers, a realtor office, and a convenience store for immidiate residents.

One minor complaint there is the signage policy for the condo which doesn’t require stores to put signage across their entire property front. What’s happening now is that larger tenant only have their signs on one store front (entrance) which leaves a lot of blank gaps in between.
