The degree to which Etobicoke has the potential to become a big city of its own is really significant and I think will be a big surprise to many over the coming decades. These photos really demonstrate it. The amount of possible infill alone is staggering, in particular when contrasted with the new intensification along Dundas which is only yet a glimpse of what's planned.

It's very important that we maintain and foster the employment lands south of Dundas which support many small and medium businesses but intensification of them is likely to happen eventually and hopefully can be done thoughtfully, creating an entire new urban zone between and around Dundas and The Queensway — both of which are likely to become (and are already becoming) quite dense in the near-mid future. Not to mention Humber Bay Shores being its own little mini-core.
 
I anticipate a mass redevelopment of the area around Sherway Gardens, but I don't think the employment lands between the rail corridor and The Queensway, west of Kipling will be touched. The area around Norseman street may invite some mixed-use activity, but those small and medium businesses occupying those lands are very important as mentioned.

It's often forgotten in these discussions that the industrial vacancy rate in Toronto is even lower than the downtown office vacancy rate. There is high demand for it, and dwindling supply.
