I anticipate a mass redevelopment of the area around Sherway Gardens, but I don't think the employment lands between the rail corridor and The Queensway, west of Kipling will be touched. The area around Norseman street may invite some mixed-use activity, but those small and medium businesses occupying those lands are very important as mentioned.
It's often forgotten in these discussions that the industrial vacancy rate in Toronto is even lower than the downtown office vacancy rate. There is high demand for it, and dwindling supply.
