If the businesses are renters not owners the rent is going to go up and be the final death nail. Either way at Bathurst and st clair there was a ton of business turn over when the streetcar row was under construction and the area got more density through new condos. At least in my opinion the st Claire area is much better. It used to have adult stores, a porn store, a thrift store, now there's Starbucks and big box restaurants. Well it's cleaner and safer. It's debatable if it's better based on if you need physical porn or not.
Nothing says Toronto planning more than single family homes next to an interchange station and 4 separate entrances that do nothing more than help you cross one street.
Given that drivers make full speed right turns on/off Allen Rd, the extra entrances aren't the worst idea from a pedestrian safety perspective. But to be fair, that is a decades long-established neighbourhood that btw, has seen its share of disruption over the years (Allen Rd.). And, while maybe not a major destination in and of itself, Cedarvale will still see tons of folks as a transfer node to nearby destinations from Yorkdale and points further north to Little Jamaica (Oakwood & Eglinton) and a major Jewish node (Bathurst), not to mention connecting to downtown.Given that drivers make full speed right turns on/off Allen Rd, the extra entrances aren't the worst idea from a pedestrian safety perspective.
