The balcony glass helps this a bit in combination with the spandrel-less corners, but it still sucks that more of the church could not be preserved, and that it's been reduced to being a condo's forecourt.

Ironically works best where balconies can work in tandem with the window wall to hide the spandrel- works less well on the rear elevations and first few floors where lack of balconies means that the sleight-of-hand is fully exposed.

What I find doesn't work with this latest phase is that it feels like it's squeezed in to the existing area. It feels forced and really highlights the develooers intentions of densifying this site and thereby sacrificing urban design ptinciples.

I remember seeing this tower advertised years ago...it looks just as plain as it was rendered, so it's good they didnt cheapen it as much...although Im more concerned about the ground floor.

The Imperial Oil building now looks really hemmed in IMO...a shame I'd say, but it's just my understanding.
