This building would have been better if there were white elements like mullions on the bottom to contrast with the black walls and black mullions on top to contrast with the white walls. As built, the contrast seems too simplistic. The geometric terraced facade is dulled by the monotony of all black and all white walls.
 
I still really like it, but the ground level is heavier than I was expecting. Hopefully once the landscaping and accents go in it'll soften things up a bit. I also hope the retail signage is sympathetically incorporated into the design and not slapped on.

20 July 2014: UTites, when I criticize that Kirkor schlock on Clairtrell or Hullmark Centre in NYCC, I am comparing them to every single development in town. B.streets should be the bare minimum standard for "good" design. So yes, x100 this style in different materials, along with East Lofts, DuKe Condos etc and we'd have a rather nice streetwall city in the 'burbs.

Any indication yet of what retail is going in here?


The unit closest to Bloor (unit 1) is going to be a Panogo Pizza, this according to the realtors (Cushman & Wakefeirld) site - this from several months ago though.

Their brochure also has a handy breakdown of the retail unit sizes.
 
It's a beautiful building but it was built too close to the street. There is no space for any landscaping in front. No room for any planters, trees or anything to soften the connection to the street. The result is the typically Toronto crappy shabby looking public realm of rotting wooden polls with tacky street signs.

Sad.
 
There are planers - they are visible in the recessed areas in the above pictures. What's more, why the desire for a 'soft' connection to the street in such an urban location anyways? No other building around has anything of the sort so why should this one?
