Hamilton 75 James Condos | 108m | 34s | LIUNA | Graziani + Corazza

Windows going in, pretty early I would think! I count that they are working on floor 10. Almost 1/3 done.

Just an fyi: Central Hamilton had 1028 units occupied in 2023. The UT map shows the following opening next year:
Jamesville Lofts 40
75 James 635
1 Jarvis 354
106 Bay 55
11 Robert Street 28
McMaster 300

Total 1412

The really big boost will come in 2025 as Television City and Design District will open.

When does this project show it will be occupied?

Hm, I'm not so sure that 75 James will open next year... Nor Jamesville lofts

Also the Design District and Television city have a zero chance of opening in 2025. Full build out if the Design District is slated for 2027. Not sure what Television City is, but I find 2025 unlikely.

How about Cobalt? Wouldn't they have occupancy at some point in 2024?

And I agree with Rits, 75 James wont be ready for occupancy in 2024. And Television City or Design District won't be ready for 2025... 2027 looks more plausable.

2024 is going to see:

1 Jarvis (354)
Cobalt (525)
11 Robert (28)
Second 1/2 of McMaster (~150)
106 Bay (55)
Augusta #3 (70)

Total: 1,182

2023 was:

KiWi (266)
Gore Park Lofts (46)
154 Main (267)
First 1/2 of McMaster (~150)
Augusta #2 (56)

Total: 785

2025 and onwards is more difficult to know. 75 James will likely be 2025 and Design District 2026, but I could be wrong.

2024 is “the big one” for many of us honestly, nearly 1000 units is unheard of. I remember posters talking about how Cobalt would be “the one” to catapult downtown forward 5 years ago.

I wonder what the political implications of several thousand new people living in the downtown core is. Will Hamilton Centre no longer be an NDP stronghold? I wouldn't doubt it, considering the very low voter turnout. A couple thousand Liberal/Conservative voters could easily swing the riding.

People moving into condos/rentals in towers are most likely to be left-leaning. It will potentially swing the voter base toward liberal, but will be unlikely to give the conservatives any benefit.

I doubt it remains strong NDP territory though. People living downtown will want representation that is likely to be at Queen's Park in an operating government. I think the NDP has a benefit in our government as a third party option, but there is certainly a benefit to a liberal government with a liberal MPP in Hamilton centre.

We will have to see though.

Also in response to @innsertnamehere, the McMaster Graduate Residence has 453 units, so half would be around 225. I don't think it's currently half full based on my view from work. Looks closer to 1/4 full. So I'd expect around 340 units to be online there by next year.

What a monster. Really looking forward to this building bringing some life to Hughson St South. I also bet Augusta is going to be noticeably busier on the weekend with all of these new residents so nearby.

This is going to be a great build.

And I'm reminded of how much I love the Liuna building behind it. I passed by it every day after I got off the GO train back when I was commuting and always appreciated it.
75 James is really going to add to the area.
