It makes sense to put skyscrapers up at that intersection. Steeles Ave is a street that boarders two regions. And Yonge St ad Steeles is the best place for three municipalities to show off their skyscrapers. I can see Yonge street not only being the longest street in the world. But also known for the longest stretch of midrises, highrises, skyscrapers and super talls . From the downtown area all the way up to the moraine !
Yeah but 213 meters in that neck of the woods, come on:eek: what do the boys up in North York think of that...lol:p

Planning an area that works is not about showing off buildings from three municipalities all facing each other across an intersection where a couple of boundaries meet… plus that thing about Yonge Street being the longest street in the world? It's not true. It's meaningless bullshit.

It definitely makes sense to have landmark, gateway development at that corner and, longest street or not, Yonge is still the heart of the region. The current built form of the area doesn't really reflect its centrality (or its designation as an Anchor Mobility Hub).

But those heights are off the chart - that density would raise eyebrows even for a downtown development. I don't know if this is the old game - ask for a lot and then "reluctantly" bargain down to a "compromise" or something else but Vaughan has made clear what kind of intensification they want in this corridor and this proposal is not it.
 
Another reason why municipal boundaries are the worst places for high-density intensification,.... municipal infrastructure.

Since each municipality is responsible for their own infrastructure & services,... not just electrical, water, etc,.... but also schools (elementary to high-schools), community centres, libraries, police, fire, etc,.... these buildings tend to be located away from the municipal boundaries since they should be central for that municipal district (ie: stupid to put public school at school zone boundary) and local taxpayers really don't want folks from another municipality using their infrastructure and services paid for by their tax dollars! Thus, areas along municipal boundaries tend to already be underserviced by municipal infrastructures & services.

While some intensification of Yonge & Steeles is inevitable,.... with over-intensification of the area, it'll be the new residents that suffer from lack of municipal infrastructure & services.

You'll notice I didn't add Public Transit to list of municipal infrastructure & services since TTC run some bus lines north of Steeles subsidized by 905 municipality
 
It is an extremely common misconception that Yonge Street is the longest street in the world.

In fact, what is considered "Yonge Street" only extends to the Holland Marsh (with a separate section between Bradford and Barrie) and most of "Yonge Street" is actually Highway 11 not concurrent with Yonge Street.

Even Old Route 66 in the United States has a much better claim of being the longest street in the world than Yonge Street by far and even Old Route 66 boosters don't consider the highly romanticized American road eligible for the title.

Clearly that corner plaza wasn't going to get any recognition but, come on, the other building has a KFC and a Taco Bell. What of our shared culinary heritage?

Seriously - the scale being proposed is nuts but that corner is ripe for intensification.

Anyone investing in this project should think twice before doing so. Gupta group is notorious for cancelling projects. King Blue was also started by Gupta but he ran into financial issues. Greenland China rescued that project because of its prime location.

Now he has moved to a new location in Vaughan where previous a project was cancelled.
