The Eglinton Greenway makes it extremely difficult to achieve full office replacement while also achieving the required built form policies, essentially. Developments need to fully replace the employment uses in the existing office buildings on the stretch, but can't have more than (I believe) 8 storey podium to stick it in, and have a quarter of their site area previously used by the office space dedicated to the greenway. Makes it tough when most of the office buildings on the stretch are already 8 storeys or so.

Plus now you have a 20 storey height limit imposed by council on the stretch, which will fully kill any feasibility of redevelopment as you will only be able to stick 12 floors of residential on top, which is nowhere near enough to make the pro formas work.

Updated project description:

To construct a 27-storey rental residential tower containing 233 rental units and 135 below grade parking spaces and a total residential gross floor area of approximately 18,290 square metres, and a non-residential gross floor area of 155.5 square metres. The existing 26-storey residential building, containing 202 rental units, will be maintained on the easterly portion of the subject site.

Pretty nice! The design of the tower kinda feels like a bit of a throwback to and iteration on the style of classic Toronto apartment buildings you see in the area and elsewhere around the city.
 
Settlement approved at LPAT:

A total of 233 new rental dwelling units are proposed within the new rental building with a minimum of 40 percent of these new rental dwelling units having two or more bedrooms, and a minimum of 10 percent of the new rental dwelling units will have three bedrooms or more.

 
Agreed, this is a nice addition and it’s good to see some a purpose-built rental building.
 
Pushed the tower 3m to the west (so 27m west separation and 23m East tower separation, neither of which comply with the 30m requirement in Apt Neighbourhoods under the Tall Building Guidelines, although the small 690sm floorplate should allow for some flexibility on the separation) and took off 2 storeys. Reasonable resolution, crazy it took a year to slog through the appeals process. Good to see it moving ahead.
 
Yeah I just seen the height numbers over 300 metres on this building's info box up above . Do they 100 metres because that's more equivalent to about 27 storeys ?

It was a system error. Our old system measured in feet and our new system uses metres. So 314 ft = 97.5 metres. It's fixed now
