Seaton Village / Koreatown / Christie Pits

Perhaps a bit outside of the area generally surrounding the Christie Pits, but I'll just slot this in here.

Located on Dovercourt, just south of Hallam and basically a couple blocks south of Dupont.

Ward 9: Davenport

Proposal for interior alterations, ground, 2nd and 3rd floor additions and convert to a 5 unit apartment building.

The historic building at the SE corner of Dupont & Christie (formerly a Starbucks location) continues to get tagged and be increasingly unkept.

 
Photos taken 15 April. This one puzzles me as the poster above said that this was a single family but the openings along the street suggest other uses. Nothing on LGA website. Bizarre choice if no retail as this stretch of Dupont must be commanding ever higher rents.

Need help identifying this (new) renovation. It houses Partisans and a café but when you look up the address it is for the building to the west where the boxing academy is now. Is this new? Beautiful renovation! Thanks! 🤗

There's been changes in tenants through the years, including the addition of the dance studio on the eastern units along grade level. But overall the renovations here are not so new. I'd say it may be close to roughly a decade now since the major renovation work happened.
 


994 BATHURST ST

To alter the existing two-and-one-half-storey mixed-use building by constructing a three-storey addition with a third storey terrace above the rear one-storey portion of the building. Also, to convert a portion of the existing integral garage into an entry and stairwell. In total, there will be three residential dwelling units and one parking space within this building. The existing commercial uses on the ground floor (coffee shop and coin laundry) will be maintained.

I have been observing the progress of an OLT case near where I live, and it looks like there's more progress finally.
It is for the medical building at 844 Bathurst St (north of the church), and they want to tear it down to put several "rooming house" buildings.

The owner's lawyer submitted this document to the city last year

The city is close to approving it in this recently published document

So this is not a building application. But considering the cost to make the drawings and have their lawyer push for a change to the Character Area map, would the start of the project
be imminent?

The conceptual proposal is for an 8 storey / 27M building here.

The proposal has not yet been submitted to the City, so it is not imminent for construction; however, the settlement removes many barriers to any planning application. While the decision does amend the Official Plan for the area, I'm not clear if any zoning hurdles may remain. Were there none, a Site Plan would still be required, followed by building permits. As a rooming house would not, presumably, involve any sales, were the project funded, it could conceivably clear the process in few months, followed by construction, but making that determination is premature.

The Plan Map shows this parcel, its the most northerly with heights showing, roughly opposite Bathurst Station.
