What's happening in Regent Park's just gentrification, thats all. Much like the white flight phenomenon, this will result in a colour flight as the influx of the priviledged and wealthy raises property taxes, rents and living standards which in effect forces the new immigrant/ethnic minority communties out. These people will just move on to the next low-income hole 'til its gentrificates and the cycle goes on.

It works both ways. Jarvis, south of Bloor used to be a rich enclave, but became a poor man's slum, and now it's going back to the upper middle class. Yes, it's a cycle, but it goes both ways.

And, BTW, it's not white flight, but affluent flight. There are plenty of Brown, Black, Yellow and White folks who don't want to live in some areas, and will flee with their cash.
