to confirm, yes the 2nd phase of Splendid China will be Pacific Mall style, mickey mouse size retail units

Really Torn.. I think this going to be a great corner... BUT I SO WISH all these stores were in downtwon CHINA Town... instead DT china town has become deserted or phipino or viepteniese.. or anything but chinese. I am glad for the corner. Im glad for the suburds. But I boo what its done to Downtown...
 
I'm excited for Markham given the substantial built form being proposed fronting Steeles & Kennedy... but at the same time I'm reserved about this design as it kind of reminds me more of a Casino rather than a mall for some reason ~

Downtown coming to Kennedy and Steeles? It sure seems like that with all the development taking place here. Living Realty just announced a new expansion of Markham's Pacific Mall. The expansion, designed by Petroff Partnership Architects, will double the size of the mall by adding 450 new stores to the existing 500. And while that is a lot of stores by number, in terms of actual space the mall will grow to 520,000 square feet. The Eaton Centre, in comparison, has 230 stores spread over 1,700,000 square feet. The Pacific Mall will accommodate 950 stores by keeping most of the units cubby hole sized. The expansion will encompass two retail levels book-ended by one floor of underground parking and four floors above the retail levels. Upon completion of this expansion most of the street level parking will have been removed. The largest Asian mall in North America will also add a hotel as part of this expansion.​
 
That is a lot of bulk for Steeles...it'll look odd as long as it's not matched by adjacent blocks or the other side of the street. I don't like how it hides the iconic barn, but I do like how the big red signage is moving on over to the new facade. The barn will still be visible from the north, so it's not a total loss.

Vastly improved Stouffville GO service will be required to make a dent in the traffic/parking nightmare this could be, particularly since the GO line runs through the areas with the highest Asian populations in the GTA and, in general, has wonderfully sited stations.

Scarborough Town Centre is renovating because Yorkdale renovated, which forced Fairview to renovate, which forced STC to renovate. Mall renos always happen in waves...decor ages fast, especially when the malls are competitive.
 
I am a bit confused. So the Remington Centre is a separate project? Where will that be? They also announced a hotel component in the Remington Centre. Does that mean there will be 2 hotels on the block, with another to the P Mall expansion?

Remington Centre is next door, it's the redevelopment project for Market Village.
 
Yikes, thank god this garish monstrousity is far enough away from downtown. Although, it might have turned the " Toronto style " conversation on it's head.
 
Decent massing (though I wish it meets Kennedy better) - but god, such atrociously garish "architecture". Why are most of the Chinese malls in GTA so disgusting in this regard? They could have done something like Aberdeen Centre in Richmond instead.

What's the latest on The Landmark development just east of Pacific Mall....last I heard they were going to build a two storey enclosed mall with 500 or so small retail condo. units (aka Pacific Mall #2).

The Landmark is near Markham & Steeles...immediately east of Pacific Mall is Market Village. Closer to the Landmark is a South Asian mall, Sitara, status also unknown.
 
Seems to me that this stretch of Steeles Ave from Kennedy to Markham Rd (would probably stretch it westward to 404) will require its own LRT one of these days, especially if all these ambitious projects see the light of day. I wonder why planners continue to put the cart before the horse....the logical thing to do is to built the right infrastructure first, so that people and commerce can flow (eg. streetcar row or elevated LRT line), and then build-up with density and mixed-use projects.
 
THIS IS Toronto ... sadly enough, we never built infrastructure in advance of the need arising ... it appears we typically are reactive rather than proactive when it comes to public transit
