Pacific Mall Expansion + Hotel (Living Realty, 19s?, Petroff)

All the more reason for frequent all-day service on the Stouffville GO line! Traffic from Markham and Scarborough to these malls alone would probably bring pretty significant ridership.

When Sam Cohen and his partner opened an Asian mall in Markham 14 years ago, they never thought it would translate into congested traffic and shoulder-to-shoulder shoppers — all signs indicating business is good.
Now, the president of the Pacific Mall Condominium Corporation hopes to double that traffic and the number of visitors by doubling the mall size with Pacific Mall 2.
“Every serious mall needs to change after some years, like Yorkdale, Fairview and Bayview Village. There’s a theory for building malls that after a while you need to expand and face-lift the existing mall to achieve a powerful and natural look,†Mr. Cohen said.
“You need to face the future. Competition will always be there so we want to strengthen ourselves.â€
In an announcement last Friday, Pacific Mall officials revealed plans to add about 450 new stores to the existing complex of 400 stores and a new hotel at the southern corner of the property.
The two-level expansion will feature a four-level garage atop the retail levels, as well as surface and underground garage connected to the existing space.
In total, it will increase parking by 1,300 to 1,500 spaces.
The plan has been in the works for the past five years, when they approached the adjacent Market Village about the need to expand, Mr. Cohen said.
Last June, developer Rudy Bratty of Remington Group announced their plan to knock down Market Village and build the 800,000-square-foot Remington Centre, a Chinese-themed mall with a 20-storey hotel and condominium tower.
The $1-billion property Remington described at the time was expected to begin construction in two years.
A launch celebration is scheduled at the Markham Event Centre (95 Duffield Dr.) March 28.
Officials hope to have shovels in the ground within two years to start Pacific Mall 2, which is expected to cost $150 to $200 million.
And, they expect it will take another two years to finish, Mr. Cohen added.
“That’s four years from today and we are anticipating that the interference will be minimal,†he said. “We have an existing mall here and we would like to keep its character. More or less, we are doing what we planned to do five years ago.â€
Both Pacific Mall 2 and Remington Centre have not been approved by the town, however, Mr. Cohen said Pacific Mall 2 units will be released to the general public sometime in April.
He said it will remain an Asian mall.
 
Traffic in this area is already a nightmare (especially during the weekends and holidays) with all this added construction, it will be total chaos. Hope the planners have properly addressed the traffic situation. With all the parking lots being used for the expansion, I hope they move quickly on building the parking structures first. During construction, good luck finding a spot.
