Agreed, pretty basic. But those had an intangible value. Because the rules were so permissive, you saw those units like you showed on so many corner lots in the old city. This proliferation had the effect of limiting any speculation.

I.e. I found that there was no FOMO out there, because everyone knew they existed and had an opinion on 'infills'. Hell, there are bus stop benches with infill developer advertisements, they're so common. So for me, I'd prefer boring designs that help drive prices down 30%

As an aside, I was absolutely flabbergasted to find out that lot severance did not become as-of-right with all these new zoning reforms in Toronto. A developer can build a 4-plex with no additional reforms, but if you want to turn one East York detached into two semis or two detached, and legally sever the property, you need to jump through hoops

But I digress

A multiplex under construction at 1210 Roselawn, just west of Dufferin, features strange, overhanging bay windows:

3 doors east, this one appears to be a 5 plex judging by the mailboxes. I think one or two of those units are in a laneway house that fronts directly onto Castlefield.

That first one seems to be massive and way more than 4 units. if so, it's awesome. Any idea of how many?

Still should fit well into the neighbourhood even with the higher unit count
 
Unpopular opinion: most of these multiplexes are aggressively ugly. Don't get me wrong, I wholly support what they are accomplishing, yet, my word, some of these left me shaking my head in disbelief.
 
This is on Dovercourt just south of Herbert. With several of these going up plus existing/new cafés/restos planned I’m going to speculate that ‘Lower Dovercourt is the next Ossington!’

This one in particular looks interesting. Seems that they're creating essentially a small apartment building of 6 units between the two existing semi-detached units, plus two 2-level garden suites.

It looks like the recent rule clarifying that you can turn adjacent semi-detached units into triplexes allowed this to happen. If so, awesome gentle density
 
In the Dundas West & Bathurst area:


147 EUCLID AVE


To construct a new three-storey fourplex dwelling with a covered front porch with stairs, a rear deck with stairs, front and rear second and third storey balconies, rear (east) and front (west) third and second floor dormer. Also, to construct a new rear two-storey ancillary building (containing one laneway suite) with front and rear sloped roof over, and two bicycle parking in the rear yard. The existing two-storey detached dwelling and the detached garage in the rear yard will be demolished. There will be a total of five residential dwelling units on the lot (four units within the main dwelling and one unit within the garden suite).
