Agreed re: the glazing to precast ratio but I'm really not loving this one. It looks like a number of competing ideas are struggling to get through making it feel pretty Graziani & Corazza.

Hopefully Teeple hasn't sold out and started designing mainstream filler after years of guidebook-quality architecture.

That's actually quite an old rendering... boy how these progress as the details get fleshed out...

Some of the chamfers that really make the front facade 'sing' are a bit more evident in this version.

If you check the link, they have a photo of the shiny shovels, but more importantly you can see one of the shoring rigs in the background. They also demolished the last of the strip mall about a month ago.

Interesting project. I'm a little split on the render, but Teeple might have the best track record in the city. We'll see what happens.
