Once MCC and Hurontario is built out, the city will start zoning this area for higher density; probably about 20 years from now.

I wonder if we will see more build-out here or along Dundas.

The city wants to build-out Dundas as well before they tackle this area.
Sauga is going to have some crazy dense corridors if everything gets built out as described.

Still am sort of sceptical of the tower-in-park built form of alot of these towers, but the density will go a long way to accomplishing many urban goals.
 
I expect that island of greenery is being eyed by developers as a great opportunity.
I wonder who owns the property - City?, private?
Also curious as to the road access into such a delightful enclave.
Probably not an ideal site for residential because of the traffic noise.
How about a gambling casino?

The island of greenery is City land. The reply that it's 3C seems to be incorrect, in that what 3C owns is largely west of Cherry and not within this southward arc of the Gardiner. The plan now is to move the Gardiner and Lake Shore north through the forested area, with likely condos/offices on the south side by way of BuildToronto or some such. Very major changes on the way.
