I'm looking forward to seeing this building renovated. It's a real gem downtown, yet the Richmond St. facade looks absolutely gross, specially with the tacked on upper floors wrapped in corrugated metal. Cladding those parts could be costly so a good alternative is to plant climbing vines.
Also, the roof of the Bay is a wide open space accessible to employees (I used to be one). There is plenty of room for a green roof. Those two measures alone would do marvels for this building as viewed from the South.
