Downtown Markham

lol, that's a good point to certain degree.

Anyway, lets give them credit where it's due, Markham has been pushing this urban design ... at least in terms of density ... more then likely any other suburb in North America ?

Heck if there plans come true including the amount of office space it's be a little city, which is probably bad news for Toronto ... there's only so much office space that can go around in the GTA (we're big, but still :) ...
 
Here's my visit to "Downtown Markham" yesterday. It's still pretty desolate, but less of a ghost town than when I last visited.

For that same reason, Downtown Markham has to compete with Markham's suburban office parks just like Downtown Toronto does. I have my fingers crossed, but I don't see how they will manage to attract office development against those powerful competitors.

argg I hate those townhomes ... I have to drive past them everyday.
 
My what a desolate place! Where is the nearest retail? My biggest gripe with these new subdivisions is they don't have any retail within a short walking distance. Older burbs tend to have small strip malls near by with maybe 5 to 10 stores like a corner store and pizza and sub shop. Newer burbs you need to drive to nearest big box land where all the stores are lumped together.
 
Thanks for the video, reaperexpress! I wish they would start working on the retail component with the cinemas since they had the groundbreaking last year. Maybe they're waiting for Nexus to be closer to completion first? Remington seems to wait a long time between phases of the residential as well. The way things are moving, the entire Downtown Markham project won't be finished until 2060! I guess part of the reason might be that they're taking it slow until a decision is made on the arena as that might affect zoning and what could be built in the future.

taal, yeah, I'm not a big fan of those townhomes either. I can't believe they go for the 700-800s.

gabe, the Nexus buildings under construction will have retail fronting on Birchmount Road and there will be a big commercial complex at the SE corner of Enterprise and Birchmount. Given it's an entire "donwtown" being built in a field, I don't think there was any way around it feeling desolate in its initial stages of development.

The broader Markham Centre area (should this thread be renamed "Markham Centre" since Downtown Markham is just one project?) will start feeling like more of a neighbourhood (maybe not an urban one just yet) in a few years when:

-Birchmount is extended to Highway 7 - even though this is just a road, this will make the entire area feel more connected
-Uptown Markham's retail complex opens in 2013 - this will bring Whole Foods and a few other retailers that will be new to Markham
-Uptown Markham's first residential buildings are completed and more redevelopment occurs on the north side of Highway 7 - this stretch of the main east-west route through York Region has been underdeveloped for so long that when these projects are completed, Markham Centre will feel more connected to the rest of the region
-the Cineplex at Downtown Markham opens in 2013 (this date seems optimistic since shovels aren't even in the ground)
-The Pan Am games complex opens in 2015 - this will build on the "sporting cluster" in the area, it will mean the demolition of the ugly warehouse near the YMCA, and hopefully it will better connect Main Street Unionville South with Markham Centre
-Other projects like Fontana are built and more residents continue to move into the area - given there are a number of developers with projects in the works, I think we can expect to see very steady population growth in Markham Centre for the next several decades as this is all built out

If an arena does get built by 2014 (or at all), I would also expect much in the way of restaurants and retail to sprout up nearby.
 
who killed all the pedestrians? there's less people walking around than in those controversial Detroit ruinporns (meaning zero).

Enough already ... it's a construction zone, maybe 3 or 4 buildings are occupied at the moment, there is 0 retail whatsoever now. There will be over 300,000square feet + in the next 2 or 3 years. The next few condo phases will have 20,000 square feet in their base (a lot more then the typical Toronto condo).
 
Here's a document dated December 2011 that I also posted in the thread for the retail portion of Downtown Markham. It has a new site plan, so I'm posting it here as well. Note the large "sports facility" and the fact that it looks like a lot of the office space has been abandoned for retail http://www.downtownmarkham.ca/pdfs/DMretail.pdf

Why do you say less office space ? It still says 3 million no ?

Also, if you look at the original plan, office space took up more area:

It's not a drastic reduction, but I also don't think large-format retail was in the original plan. Maybe an Ikea is on the way?

Also, I think we knew this before, but the Piazza is now gone from the plan completely. Aside from the potential arena and taller buildings overall, the plan has been watered down significantly.

I'm not sure about the walkway. I would imagine at least some of the outdoor retail would be covered though.

I hope the art is great as well.

I think it's most definitely the arena, but it still might not happen.

You know looking at the more recent plans, I don't get this 3/4 million figure for offices. From what I see the only pure offices building will be right near Warden and Warden alone.
I'm sure they're counting the existing two building (Motorola + Honeywell ... but these can only account for 500K max). From the plans I can't see much more then 1 million.

Unless what is quoted as 'retail' is really mixed use retail.
