Condo Lawyers

I have used Gerry Miller three times now and plan to use him for my future needs as well. He was initially recommended to me by a friend of mine who uses his services a lot. I've been very happy with him. He is right downtown. Contact details below:

I hired Paul T. Willis at 600 Church Street for the purchase and sale of my three condos. I found him to be friendly, down to earth and very thorough when reviewing the Purchase & Sale agreements. His office isn't shiny and overly organized looking but I was very pleased with his services.

What is the range in fees of these lawyers? Is there an average in terms of fees?

It varies, perhaps $1000-1800, possibly more. In my second and third place I had modifications made to the units which required numerous addenda to the P&S Agreement so it required several visits and back & forth visits to the sales office & lawyer, all of which increased the price for the services of the lawyer. Bottom line, you can't not have a real estate lawyer. He/she should review the agreement before the 10-day cooling off period ends and to tend to the closing details when buying, or selling and at building turnover (for a new building).

This is my first condo purchase. I bought new homes before and had just a regular real estate lawyer. Is it important to have a real estate lawyer that specializes in condos? If not, I may just use the same lawyer I used before.
 
A condo specialist will be more familiar with issues specific to condos, obviously... ask your current lawyer, if he's in Toronto, chances are he dealt with condos before.
 
I'm interested in a resale condo unit...if anyone has reccs on lawyers dealing w/ resales, that would be great.

kind of a newbie question but can you switch lawyers after the 10 day cooling off. Original lawyer already reviewed the documents and recommended some changes. I never signed anything or paid them anything. I was not fond their services, but Let's just say there was much to be desired. Would i be able to use another bring all my paperwork to another lawyer and let them finish off the closing from now until 3 years time?.
