CityPlace Condos

Has anyone else in these buildings experienced placing your trash in the garbage shoot and watching it go up because of some sort of pressure difference/wind? I had to put a draft blocker around my entire door in order to stop it from whistling through the night...hopefully they address this (and the other issues) in the newer buildings...
 
This is not news, but i'm just wondering if anyone has stumble onto this site http://www.badcondo.com/ where there are various stories regarding Concord Cityplace buildings (though, the site is not very up-to-date).


i apologize if this is a repost.
 
Many feared CP would turn into the next St. Jamestown ... time will tell.

At least the new CP towers will fit in well with the new TCHC building designs :D

This is what I hear from realtors, salespeople, friends, family. I think you can't really judge it until all the buildings are done. I think the design is nice but pretty boring thus far.

I think you'd need 20 years for stuff like that to flesh out. Enough time for the original owners/investors to have all moved out.
 
Movieguy great presentation,the views of CP is exactly what I thought and my friend knew when she moved out,she made a bit on the investment but she was extremely happy to leave.Security is a huge issue especially for women which represents a high percentage of buyers/renters here,the amenities are very good but its way too little for all these units.Fit and finish is good but materials are very cheap.The total lack of good sound proofing makes a good night sleep almost impossible if your next to one of the many noisey renters in these buildings.The greenspace looks good but if its not maintained properly the image of "open greenspace" that CP tries to sell to the public will be ruined.Over all its a good place to own to rent but a iffy place to live and when I was there visiting my friend I didnt see one family.

From the article, the person seems to be thinking outside of Toronto living or expensive $600+ psf condos. Peace and Quiet - not downtown living. Luxury - Shangri-la, Ritz. Family - buy a house in the 905 or outside the core.

I've seen some small families and seniors in the west one building. There's not many though. Mostly young adults.
 
I've been living in HVE for almost 2 years now, and have not experienced any of the issues that people (mostly friends of residents or people who have heard things) mention. I have a cousin living in the Matrix buildings, and I see serious issues with them, but HVE has been pleasant for the most part.

Regarding families, on our floor, there are 7 units, of which 3 are small families (including us) and the other 4 are young professionals. I've never had any issues with noise, and have never received a noise complaint. Prior to HVE, we lived in the Richmond, where we always had to keep our voices down, and could always clearly hear our neighbors. When we are out in the area, we see tons of other young families, but of course, I wouldn't say they are the majority. The superclub offers events every week for toddlers including children's movies in the theater twice a week, and activities in the gym a few times a week.

Same holds true for the safety aspect. I can see there being issues with the Matrix and Apex buildings, but my wife has taken our newborn baby for walks numerous times in the area without ever having any issues. We've come home and walked through the parking garage late at night, without feeling scared.

I have however noticed a few issues with workmanship, but it's not nearly as bad as the Matrix buildings.

The security is there 24/7 and can be called on anytime. Some of them are a bit lazy, but they're there when you need them. They do floor walks throughout the night I believe, and since each building has a security guard, they have backup close by if needed. I've only needed to call on them once, when we had just returned from the hospital after our baby was born, in the middle of the night, we smelled a strong scent of smoke. We called security, and he was knocking on our door within minutes. Turned out to be nothing, but good to know someone was around to check it out for us.

Overall, granted a condo isn't the best place to raise a family, however, I couldn't see another downtown condo complex offering more for families.

Pinnacle Centre, Waterclub, Harbour Square, The Soho (I think it is called that...not the Soho met, but the Soho off queen by HMV), 500 QQW, 550 QQW - the immediate ones that come to mind, speaking as a condo owner who grew up downtown, raised relatives downtown, and been to many of these condos.

HVE has 5 buildings. Not all experience the same issues. If you are on a higher floor, you may be far away from the ground-level ruckus. I've bumped into escorts, drug dealers, drug dealers arrested by cops, domestic abusers, more prostitutes, and lowlifes, at Cityplace, where I live. It hasn't affected living conditions because it's mostly far away and taken care of quickly. What it does affect and takes its toll, is on the maintenance. HVE's maintenance fees are 10-20% higher than its peers.

Wow, very interesting. I can honestly say I haven't experienced any of this at all. As for the maintenance fees, I have a cousin living in Apex, and when we compare our fees, they are pretty close, with mine coming in a little less. (when comparing fees /sq ft)

WRT the buildings you mentioned above, do they all have superclubs comparable to HVE's? Do they have organized childrens activities a few times a week? Do they have montessori schools and family dentistries right in their lobbies? If they do, then yeah, I'd have to agree with you.
