Berczy Condos, The (Concert Properties) - Real Estate -

I'm told 85%. Which is great as it seems to be full steam ahead.

The only units I know that were left are the 2 stories and the units in low floors/restricted views. But if I computed correctly, the premium for high floor was almost $10,000! Did anyone else come up with this number? Hard to tell when no pricelist came out!

The last price list I picked up a week ago did not include any 2 story E units, only 2 C units and the rest were D units. I am pretty sure all units have been released.

The price list I picked up last Tueday had 4 two story E units available, E7 1400 sq ft for $729,900, E5 1220 sq ft for $769,900, E2 1170 sq ft for $829,900 and E10 1730 sq ft for $849,900. and some C and D units
C4 - 915 - $469,9k
D2 - 945 - $529,9
D13 - 1350 - $779,9K
D20 - 1510 - $779,9K
D11 - 1320 - $879,9K
D16 - 1426 - $929,9K
D18 - 1460 - $989,9K
D15 - 1425 - $1,100,0K
D19 - 1480 - $1,150,0K

Thanks for the pricing Carturo15!! Interesting, I wonder if these were returned units after the 10 day period or if they were holding them back. They were not on the last price list I picked up.

Based on units left and all recissions over from the Opening sale to the pubic, it appears (so long as no more units are held back, like the C4 is, as there are 2 on the block un documented on the sales sheet) that it is 91% sold. So pretty good new for those who bought.

The C4's are nice with the spilt bedroom design , but as the remaning are on a low floor, I'm not sure it has the ideal exposure. ESPECIALLY, if just looks over the old buildings..and it's not a pretty site.
The balconies are gonna be big, it's an amazing 150sq ft in size! You can lounge, dine and seat comfortably at least 6 people! Why bother partying at the roof deck?

Very interesting, the sales sheet I picked up 3 weeks ago had C4 units starting at $504,900 and D2 units starting at $559,900...

i have to say that you have a good start, but personally if i was a manager, i would take one look at this resume and toss it. You have no formatting, or no real organization. If you handed this in to a company, they would not take a second look at you. If you need help in making a reward winning resume, then please email me with this and your email address, and then i will put it into a format that will be looked at by other employers.

huh?

It is interesting, as a price sheet would have solved and lessened the confussion of these units. Based on my computation of what i have found there is a premium on some floors in terms of price, but a 5,000 incriment per floor until the 6th 7th or 8th where pricing is jumbled and the increases changes to almost 11,000 incriments. There are different sizes to the balconies as well to the C4's, which dictated price, as the left is different from the right in this specific model, the model actually shows this to some extent.

But again pricing is so muddled its difficult to decipher if you got screwed if you were first or last to purchase. I always thought that after the pre sale, it should prices increase, ( isnt there like a 5% discount or something?) but not for slow moving or no view units I guess for the Berczy...

Hello future neighbours!

They are 90% sold and have submitted final plans for building permits starting in the fall. Only two 2 bedrooms (C4) left, the rest start in the $700k mark to over a million. I was told directly that you cannot customize the interior glass frosted wall and it will come with the clear stripes. They only allow for a hardwood upgrade in the bedrooms and will contact all purchasers on a future date to confirm their preference.

Anyone have suggestions? I wonder if a glass supplier can frost the clear strips properly. A interior curtain will look tacky.

They have applied for several permits, demolition etc. Here is one:

Application: New Building Status: Not Started

Location: 55 FRONT ST E
TORONTO ON M5E 1B3

Ward 28: Toronto Centre-Rosedale

Application#: 10 203736 BLD 00 NB Accepted Date: Jun 22, 2010

Project: Other New Building

Description: CONSTRUCTION OF A 13 STOREY CONCRETE STRUCTURE, HIGH RISE CONDOMINIUM APARTMENTS WITH GROUND FLOOR RETAIL SPACE AND THREE(3) LEVELS OF UNDERGROUND PARKING. THERE WILL BE 163 RESIDENTIAL UNITS.

looks like the frosted pattern is on one side of the glass.
You could get the other side frosted so that you can't see through. There are adhesive films you could apply to get that same frosted look and the film is removable.
If you do this the stripes will appear very subtle, but it won't completely disappear.

You could also get it sandblasted for a true frosted finish, but the doors would have to be removed and sandblasted offsite. Also I don't know what kind of glass is used in the door, so sandblasting may not be your best option.

Received a letter in the mail, they are 85% sold. Only 2+ and towns are left. Construction starting November 1st and the sales office closes Oct. 15th.

First construction element will be the demolition of the northern buildings of the sales office and then the careful brick by brick demo of the southern building where they hope to use that reclaimed brick later. Its going to go slow for a while me thinks.

They're offering some incentives to move the remaining units (I think it was a storage locker, parking spot, and a couple of bicycle spots for $20,000, which I think they say is a $20,000 savings)...I wonder how likely they are to sell those $1 million+ units in this coming environment, especially given that they're only around 1,500 square feet.
