500 Sherbourne Condos (Times Group Corporation) - Real Estate -

I do not think it is significant enough for me to compromise on the finishing (ie our choice of colors or type of flooring)
 
Hi UT peeps, I just want to share our joy of living in our unit. Today is the day we hand in our keys for the old rental apartment & it's becoming "more real" that we are officially in 500 - no turning back.

We are still trying to unpack the "nick nacks" that we have in boxes, so once that's done we'll certainly share some picture with you.
 
There are "notice" inviting residence of 500 for a get-together on the 10th June (Thu) 6pm - 8pm. U will need to RSVP for the "event". I'm curious if any of you (owners / tenants) will be attending.
 
Question, have any defficiencies on your PDI been fixed yet?

I haven't had one thing fixed.....very minor deffiiciencies but still...

So I went snooping around a bit today. Should have brought my camera.

The lounge/bar on the main floor looks like it's done or close. I think it just needs some accessories right now...the couches, chairs, tables,etc... are pretty nice the space just looks empty. I like the bar chairs and the bar is nice. It's weird because I never saw any plumbing beforehand when they were building it but there's a nice square sink in there with a firdge/cooler. Are people actually going to hang out there with their own booze? I can see a potential isssue there. Anyone know what the bar countertop is made of? Is that quartz?

Also, checked out the 2nd floor. Gym is really close to being done. A lot of heavy duty equipment in there which is nice. there's a lot of rooms that I have no idea what they're for lol. The lounge has some furniture in it...I'm sure more is arriving...can't really judge yet. Very large space. Nice little kitchen there too. Walked in the gym(men's) washroom...very large..maybe 70% finished.

Checked out the guest suites. The smaller of the two is tiny even by hotel standards. Overall, a very nice 2nd floor amenities cluster. Couldn't get into the billiards room.

I'm thinking the amenities are a couple months away.

Also went by the 5th floor rooftop deck. There's a nice little kitchen/washroom before you walk out to the terrace. A pleasant surprise. The interlocking brick has been laid but that's pretty much it. No bbq's yet. I figure this thing is a 1-2 months away.

They've also started back with the lofthouse construction. A lot has been done. Much of the drywall is now up. I think those who bought the lofts are going to be happy with their purchase.

Overall a really nice building.

My husband waited for a full 20mins for the elevator (11.35am - 11.55am) & decided to take the stairs with the dogs. 1 came by within 15mins but was loaded with workers so he waited for a 2nd one but lost his patience cos he still needs to get ready for work plus the dogs really needed to go.

With 4 elevators you would think it should be quicker than that; even if one of them was on service for moving. I wonder who I should speak to regarding this. I would hate for this to happen during the morning rush hour.
 
Honestly, that's just how it is when living in a building that's under construction. I personally have never had to wait long at all luckily. But I know 1 elevator is out of service.
 
It was so so nice to finally meet some of UT members at the meet & greet. Nothing like putting a face to the name (in this case user name).

Thanks for inviting me into your homes (you know who you are) & I'm sure glad you had a sneak peak of mine. Not too proud of how messy & 'dusty' (yes Solamon, I'll get to wiping down the window to the balcony ;) ) Just remember it can only get better from here. I'll definitely have a mini gathering when the furnitures are in, can't have my guests sitting on the Canadian Tire foldable chairs... The magic phrase seems to be 6-8 weeks so I'm sure by then all of us a comfortably settled in.

Again, it was such a pleasure meeting all of you & I look forward to seeing more of you even if it is just the random lobby run-ins.

Anyway, I like how the building is coming together. There are somethings that I'm not a fan of but overall it's nice. Like I mention before I like the "style" they try to achieve. They had chosen items/pieces that won't feel dated after 1 year which is always a good thing. Not a big fan of the couch in the lobby & the fabric choice of the couch in the party room. Love the lighting choices, very "classy". I think I really have to ask them where they shop since I still need proper lighting & living room furniture.

Hello there!

I wanted to thank the various posters in the 2 threads related to 500 Sherbourne. I was reading your posts for quite some time while I was waiting to move into my unit at 500 Sherbourne and enjoyed the information your shared.

Here are some of my own thoughts to share with you:

In the building:
The concierge staff are quite pleasant.
I am still waiting for my first bill from Carma.
I agree that the hallway carpets are unpleasant. I am slowly getting used to them though. I like the way the lights are motion sensored - nice to save some electricity costs which theoretically translates into lower maintenance costs.
The elevators often take forever but I tell myself it's a building under construction and try not to worry about it. The amount of pornographic images drawn and offensive grafitti in the elevators (presumbly made by the construction workers) has thankfully declined.
The lobby is kept very clean.

I am reasonably happy with my unit.
I found that my PDI deficiencies were not acknowledged or acted upon until I took further action. Keep in mind that they have 4(?) months to correct them so really they are not obligated to do so before then.
I am extremely disappointed with the engineered hardwood floors. They dent and scratch so easily and are basically ruined already.
I was unimpressed by the workmanship in the bathroom.
I was happy they gave us blinds.

I purchased a unit at 500 Sherbourne and at another project in King West. I am impressed with everything about this project, especially when comparing it to the King West project. Standard finishes at Sherbourne were above average and upgrade prices were reasonable. The workmanship was generally good in my unit with only minor deficiencies. I'm in for $26K in upgrades at my King West project and its only slightly better than the finishes at Sherbourne. At Sherbourne, I got an island with drawers and cabinets. At the King West project, the island has no functional drawers or cabinets unless you pay $2k for the upgrade (how's that for misleading). For the money, I am really impressed with the building and would buy in there next project. Finally, how can you not be impressed with the speed of the parking garage doors!
 
Hi Erin, welcome to the building... Glad you are enjoying your unit so far. U R right about the concierge staff, they are really nice. The carpet thou... I can't comment anymore, just have to live with it. It's not that hideous that I demand them to rip it out. Motion sensered light is really a nice touch & the 2 light thingy by the door is really cute. Elevators - ai ya ya ya ya All I can say is I need it to be quicker during rush hours. PDI deficiencies will be worked on once the rest of the units are done. The major issues will be fixed quite immediately like air conditioning, water faucet. The chip on our cabitnet & island is not been fixed yet either but it's not like we can't go on with our daily living so we are not too bother for now. I rather they not rush it, may mean that we won't have housewarming party until Oct... oh well... We were pleasantly surprised with the blinds too. We were pretty stressed out about the cost of putting our own blinds at first (the number of windows!!!).

Hi Cityboy, it really suck that you'll have to pay $2k just to have drawers! Kinda wierd if you ask me. All the island that I've seen all come with drawers unless its those "trolley" looking type.

As for the parking garage doors, holy moly is it ever fast! We were wondering if it closes just as fast & mayB we should speed out of the door! lol...
 
Too bad Sherbourne was an investment for me. I plan on living in the King West condo. I purchased several pre construction units in late 2006 and early 2007. By far Sherbourne turned out the best for its price point. On a psf basis, Sherbourne was the lowest and turned out to be one of the best buildings I purchased in.

I bet the carpets grow on you. I kind of like them. Go look at some of the neutral colours at the early City Place buildings. After 6 months they look awful from all the stains and dirt.

Yes, the garage door closes just as fast. Still get a kick out of it when I visit my unit.

Anyone know approximately when this building will get registered? I was hoping for August or September.

i'm surprised their choice of finishes for the model suite kitchen ... i thought they would have chosen something more modern and less traditional.

We are IN! Unpacked the kitchen and clothes, internet up obviously. Rogers was there with the movers. Surprising how they tell you 5-8 and when you want them on time they don't show up and when you don't they do. Oh well nice to have internet.
So far our unit is fine, some things to repair but overall looking good. The view is really spectacular especially at night. The few friends that have come have been impressed with everything.
Saw Sofie today, said they might have another party for Christmas, so most of the units will be occupied by then. I don't think it will register till around that time. (I was told)
Well, pretty tired after two days of packing, moving and unpacking. See you in the bldg. E and S.
