    iLoft Condos (Camrost-Felcorp) - Real Estate -

Well done! The interior is designed by Mike Niven... I like this modern look. do you like it? what do you think? I bought a pre-constr that will be designed by him as well, I can't wait!

Is the U.S. Housing Mess Headed our Way?

Yeah you have a few good points. However, I'm not sure how many of these suckers bought their units for investments and how many bought them for homes. I have no sympathy for the lenders who are defaulting a third of their business and are going bankcrupt (or having their stocks plunge) because...

Poor quality condo - frustrated with developer - what can be done?

After going through all the post: What about your respective lawyers that did the closing for you guys? The "finishers" seems like a good idea, maybe all the residents can get together and get a group rate. ...and Toronto is better than Hamilton. :D

    Credit Crunch

If I go to a sales centre and buy a presale condo, which is what I did a few months ago, how do they know if I'm an investor or an end user. I plan to live in it when it is built in 2010 earliest. However, between now and then I might get married and have kids. By then my junior 1 bedroom...

Is the U.S. Housing Mess Headed our Way?

We will feel their recession yes but we won't have anything like THAT up here. That's the difference between the US and us. We have regulations to prevent this stuff from happening. You guys know, the sad thing is, 5 to 7 years from now when this is all over, alot of people are gonna end up...

    Condo Crunch (CBC's Marketplace)

I was under the impression that developers don't built til it's around 85% sold. Also, can anyone actually verify how much of presale actually comes from investors? I have been to sales offices and it seems to me (a subjective observation of course) that most presale condo buyers are young...

1 Bloor East, DEAD AND BURIED (Bazis, -2s, Varacalli)

I don't know about this project, but Brad Lamb's Work Lofts had some units pre-sold before the agent launch. Lamb probably bought them himself!

King West or Queen east area

I AM going for the east. The street car ride out west during rush hour is very very very unpleasant. So unless you can get something east of Bathurst, I would stay out of Queen/King west. The east is a developing area with the Donlands still withing walking distance - think 3 years from now.

    Toronto The Modern | ?m | 17s | Empire | DTAH

Studio starts around 158K (I think) 1 Bedroom 186K (I know) I'm seriously considering a 1 bedroom there. It is the current frontier of the "condo march" - as one of you put it - along Sherbourne. The eastern view is not very flattering at this point.

Riverside Towns (was Leslieville Lofts, Hyde Pk/Lamb Dev, 140-162 Broadview, 3s, ?)COMPLETE

I doubt they are allowed to refuse sales from other brokers/agents. edit: BTW, when the manufacturer and the distributor is the same entity, it's called vertical integration. But yeah I hear what you are saying. Horizontal integration is when the same entity owns different manufacturers.
