The problem with living along this stretch is that while there will virtually always be a bus on the road in front of where you live, you won't be allowed to board 95% of them if you are trying to go eastbound to Kipling Station because they are mostly MiWay buses, and MiWay/TTC does not allow...

The sidewalks going from Dundas to Bloor along Islington don't even get ploughed in the winter, they are full of snow and un-walkable.

VMC is already showing signs of deterioration, the "new" buildings near VMC are renting from the $1600s, much lower than other newer buildings in other parts of the GTA, certainly below any other TTC subway surrounded community. These towers will require a bus to the VMC. I really do worry that...
Sherway is in a really difficult spot right now with how much empty square footage of space they have (Former Saks, Hudson's Bay, SportChek/Atmosphere, Nordstrom, even the former Holt Renfrew space). I wouldn't say it's "stunning" when it looks so empty and struggling financially.
We know Dunpar doesn't get too much love around here, but I like that this building (and the neighbourhood) isn't filled with glass/spandrel like most new builds/neighborhoods. The buildings fronting Dundas are all unique in their finishes.
It's weird that Longo's doesn't use Scene+ Points as their points/rewards partner despite being an Empire grocer (and Empire partly owning Scene). This could be a deterrent to current Sobeys customers from making the switch.
