very curious on this, do you have sources examples of them not classifying it like this - whats the reference in the guidelines? - because i'm not sure i've seen that.
I would agree. I really like the transition to the tower from the church, and the ceiling/structure looks super interesting. I just hope the city doesnt make them change it to all glass for the transition, like so many of the heritage solutions that the city pushes for in their box checking.
As much as I really love the overall look of this building, the detailing on the paneling is just not nice. So many misalignments and leftover pieces that just bother me.
If you go into the application details northern light linked to, you can see the whole package (although there are no additional renderings) - but its just an extrusion straight up.
I initially thought this was a zoning flip, but looking at the new plans, there are real structural sizes in them. With that being said, I really hope this design is revisited, otherwise i'll be prepared for the window wall, mullion, and spandrel monster this will become.
Walked past this the other day, the texture from the precast panels along the street feels really nice. Getting some good retail, and spill out is going to do wonders.
Love the colour, and I like the design.
Was wondering what the glass boxes were, and looking at the plans, they are 3 storey tall amenity spaces. If that is built, it will be a pretty unique feature.
I would disagree, I personally like the previous design by TF more than this.
The scale and design of the base is minimal, and the tower is flat and is uncharacteristically undetailed for Audux. This is pretty underwhelming and boring to me.
I really enjoy a lot of their work, but I'm...
really love how these turned out, the base of the "exo=skeleton" building reminds of some of the old buildings along bloor street. just wish they did the precast in a colour to warm up the base. Regardless, great addition to the city.
I love how this project turned out, the extra spent on the curved curtain wall at the base was a smart choice as well. Would love to see more of this scale in the city.
I was by this last week, and it was looking really good. One of the best that's gone up recently around the City IMO. Sometimes it feels like people are afraid to give Kirkor their kudos, due to the opinions of a few of the heavy users on this site, cause this one and the Westerly are really...
probably not engineering reason - columns are usually area based - This is probably an architectural choice for easier interior finishing. The facets make it easier to mount things to, and you get similar volume to a circular column. You can see how far it's from the envelope as well which makes...
