    I am actually in shock how poorly this is planned. The elevator rate is atrocious, many of the units do not meet code, the stairs and core will not work as drawn. The only saving grace is that this is still OPA/ZBA, so i hope this proposal is completely fake for a density play.

    Went to the Portal and noticed updated renderings. Corner of the tower is now glass, Podium heights vary, and gold accents to the white windows are quite nice. I like how this has come along quite a lot.

    What I dont understand is why they chose this corner of EMTC to start the redevelopment of the Mall - the Corner of Erin Mills and Eglinton already has transit, bike networks, and is designated as one of the city nodes, and it has all the Daniels buildings and hospital - seems like a strange choice.

    I loved this proposal, and was so excited to see it start construction, but as it goes up, I like it less and less. The overall detailing and execution has just been terrible, I just can't get over how bad the metal panels are - just utterly sloppy.

    I would agree. I really like the transition to the tower from the church, and the ceiling/structure looks super interesting. I just hope the city doesnt make them change it to all glass for the transition, like so many of the heritage solutions that the city pushes for in their box checking.

    As much as I really love the overall look of this building, the detailing on the paneling is just not nice. So many misalignments and leftover pieces that just bother me.
