Continuing the early 2026 trend, UTPro data reveals an increase in construction and pre-construction activity in the Greater Toronto and Hamilton Area compared to last month

Each month, we take a moment to highlight the biggest signals in the pipeline: the scale of planned development, what’s actively being built, and how much residential vs. non-residential space is underway.

The pipeline at a glance 

As of April 16, 2026, in the 10 regions of the Greater Golden Horseshoe (Toronto, Durham, Halton, Peel, York, Hamilton, Simcoe, Waterloo, Wellington, and Niagara), there are 3,646 projects in pre-construction, an increase of 37 from the 3,609 last previous month. In total, there is about 1.458 billion square feet of Gross Floor Area in pre-construction (up 1.60% from 1.435 billion last month), 1.147 billion ft² of which is residential GFA (up 1.77% from last month's 1.127 billion ft²) for 1.792 million dwelling units (up 1.8% from 1.76 million units last month).

Under construction projects also increased to 668, up 14 from 652 last month. There is about 189.7 million ft² of Gross Floor Area in pre-construction (up from 186.4 million ft² last month), 125.2 million ft² of which is residential GFA (up from 123.6 million ft² last month) for 230,315 dwelling units (up from 227K from last month).
