Just north of Lawrence, Stafford Homes' Avenue & Park launched last week with a Friends & Family event celebrating the upcoming condominium. Contributing 36 units to the upmarket stretch, the 7-storey project will add more modest density to a renewing stretch of Avenue Road, where a gradual influx of mid-rise projects is re-shaping the urban fabric.

Located at the southwest corner of Avenue Road and Bedford Park Avenue, the Page + Steele / IBI Group-designed project features luxury homes ranging in size from 1,200 ft² to over 3,000 ft². Like the 6-storey 1717 Avenue—now complete—and the under-construction Brookdale on Avenue 7-storey buildings to the north, this project offers a mid-rise scale with a retail frontage.

At Avenue & Park, the Avenue Road frontage will see a new 'Beer Boutique' replace the former Beer Store seen above. Meanwhile, residents will have access to a full amenity program (floor plan below), including a party room, roof deck, sauna, gym, yoga studio, and screening room. With only 36 suites in the building, the amenity space will offer a relatively private, tranquil atmosphere. In addition, direct grocery delivery will be available from the recently re-opened Pusateri's flagship grocery store across Avenue Road.

As Stafford President Jonathan Goldman explained, Avenue & Park targets a relatively under-served market niche. While mid-rise developments are arguably still too few and far between in Toronto, the project is also notable for its uncommonly luxurious units, which translate the layouts of single-family homes into a mid-rise condominium.

With sharply increasing land prices making single home ownership out of reach to all but the wealthiest buyers—particularly in high-end neighbourhoods like Bedford Park—the project offers a middle ground between condominiums and detached homes. "The 36 suites average at about 2,000 ft²," Goldman notes, adding that "there's a very limited supply of these type of homes on the market."

Held at the sales centre—which is located a few blocks north of the site—the launch party offered a preview of the project's finishes and features. Featuring interiors by U31, Avenue & Park's high-end homes are characterized by generously proportioned spaces—with 10' ceilings throughout—with the model suite providing a preview of the kitchens, bathrooms, and living spaces. The suites start at about $1.5 million.
