Worsley Urban Partners is seeking approval from the City of Toronto for a redesigned 30-storey condominium tower at 2699 Keele Street immediately north of the 401, being marketed under the name K01 Condos. Located in the Downsview area of North York, the project has gone through a few resubmissions since UrbanToronto reported on its introduction in 2020. While a minor variance application in 2024 increased the building’s height and unit count, the latest submission comes with a new design, this time by Studio JCI, replacing Richmond Architects.

The site is at the southeast corner of Keele Street and George Appleton Way, just north of Highway 401's Keele Street off-ramps. The lot is currently vacant following the removal of a former Canadian Tire gas station and small retail structure. The surrounding context includes a mix of low-rise commercial and mid-rise residential uses.

In 2020, Worsley Urban first submitted a rezoning application for a two-building complex rising 11 and 24 storeys. Over the following years, the proposal was consolidated into a single tower and gradually intensified through several iterations. A Site Plan Approval application was filed in 2021, and zoning was approved in 2022. The design was refined again in 2023, introducing live-work units and reducing parking. A minor variance in 2024 increased the tower to 30 storeys and 396 units. The latest Site Plan Control application builds on those changes with a new design.

The updated design now has the tower rise from a series of stepped podium volumes, creating a more varied streetscape along Keele Street and especially George Appleton Way. Clear glazing, white balcony bands, and dark-framed windows introduce more visual contrast.

Compared to earlier versions, which envisioned either two buildings or a simpler single tower, the new proposal maintains the approved height at 98.4m. Podium terraces are oriented toward a future public park at the east edge of the site, spanning 608m².

The building would contain 418 condominium units, an increase from the 396 units approved through the 2024 minor variance and the 386 units proposed in 2023. The building would be served by three elevators, equating to roughly one per 139 units, indicating high-speed motors would be required for adequate service. The project’s total Gross Floor Area measures 30,787m², including 30,474m² of residential space and 314m² of commercial space at grade. The resulting creates a Floor Space Index of 4.97 times coverage of the 6,161m² lot. Retail would front onto Keele Street.

Residents would have access to 836m² of indoor amenities and 868m² of outdoor amenities. Parking would be provided in a five-level underground garage containing 277 spaces for residents, 64 for visitors, and 8 reserved for retail uses. This marks an increase over the 345 spaces approved in 2024, but remains lower than the 411 proposed in 2021. Bicycle parking entails 285 long-term plus 29 short-term spots, increased from the previous total of 297.

The site is served by TTC bus routes along Keele Street and nearby on Wilson Avenue, providing direct connections to Wilson station on University Line 1 in roughly 15 minutes. The soon-to-open Keelesdale station on the Eglinton Line 5 Crosstown LRT is located about 4km south. Cyclists benefit from existing bike lanes along Wilson Avenue.

K01 Condos would be the tallest building by the highway ramps. To the north, 2801 and 2808 Keele are seeking approvals for 11- and 12-storey towers, respectively. A couple kilometres south along Keele, 1440 Lawrence West and 2355 Keele each propose 25-storey towers. To the west, 13261304, and 1277 Wilson are proposed at 10, 11, and 12 storeys, contributing to the area's mid-rise character. In addition, Wilson West is proposed at 12 storeys, and 1265 Wilson would introduce towers rising 12 and 31 storeys. Northeast of the site, the Hangar District is part of the YZD masterplanned development on the former Downsview Airport lands.
