An application submitted to the City of Toronto this week seeks rezoning to permit a condominium complex at 2699 Keele Street, at George Appleton Way, between Highway 401 and Wilson Avenue. The plan by developer Worsley Urban calls for a complex with attached 24-storey and 11-storey condominium buildings designed by Richmond Architects, which would replace a gas station and retail frontage on Keele.
The complex would contain a gross floor area (GFA) of 30,800 m² and reach a maximum height of 80.75 metres measured to the top of a roof parapet. The majority of the GFA is proposed as residential space, with 30,328 m² accounting for 98% of it. A total of 398 condominium units are proposed in a mix of 280 one-bedrooms, 82 two-bedrooms, and 36 three-bedrooms. The remaining 472 m² of GFA is planned as ground-floor retail space, housed in two spaces at the intersection of Keele and George Appleton.
Architectural plans show a primary building envelope of window wall cladding with vision and spandrel glazing framed in aluminum mullions, joined by finishes including precast and metal panels, along with aluminum and glass balcony railings.
Beside the Highway 401 interchange with Keele Street, automobile use is expected to be high. The plan proposes an underground garage of 369 spaces across five below-grade levels, with the basement levels to stretch 15.2 metres below street level. 398 bicycle parking spaces are also planned, housed on the ground floor and P1 level. TTC buses going past the building access Wilson station on line 1 and Keelesdale station on line 5.
