The ongoing revitalization of Toronto's Alexandra Park community continues just west of downtown. Led by Tridel and the Toronto Community Housing Corporation (TCHC), MRKT is the third condominium project within the neighbourhood. It broke ground in 2022 and has now topped off at 15 storeys at the southeast corner of Dundas Street West and Denison Avenue.
Designed by CS&P Architects and SvN, the development introduces a west tower featuring Tridel’s condo units and an east tower designated for TCHC rentals, operated by the Atkinson Cooperative. UrbanToronto last reported on the start of construction back in October, 2022.
In this image from March, 2023 looking northwest, construction progresses on the sub-grade levels, framed by two cranes: an east one, installed in January, 2023, and the west one, added a month later. In the background, orange tarp protects the pile and lagging shoring wall along the west and north perimeters. In the foreground, a concrete wall section takes form, with a dense thicket of rebar awaiting the next wall form. Behind, a set of concrete columns rises between the cranes.
Looking at the south elevation in February, 2024, the west tower on the left displays its emerging facade, with brick cladding wrapping the podium’s three floors and white precast cladding climbing three storeys above. Both towers show nine floors completed, with formwork in progress on the tenth. A step-back above the seventh floor in the west tower and the sixth in the east tower creates the tiered massing. A mobile crane's arm stretches to the top of the west tower, while the tower crane on the left hoists a concrete bucket.
Gazing up from Dundas Street West in July, 2024, the buildings have advanced to the mechanical penthouse levels, with bare concrete topping both volumes as they topped off during the summer. The podium features inset balconies with partial glazing installation near the northeast corner. Above, the distinctive white grid of precast cladding rises along the east elevation, forming the vertical and diagonal lines for the facade. The completed grid sections on the lower levels are punctuated by dark glazing with black mullions and spandrel. White cladding is also visible on the upper north elevations of both volumes, while a blue construction hoist is attached to the east side.
This month, in a view from Grange Avenue, the final touches are visible on the south elevation. The upper levels showcase completed glazing and cladding other than at the mechanical penthouse levels. Reflected in the west volume's windows, a concrete boom pump extends to the southwest corner for active grade-level work. On the east tower, we see the grid pattern broken up with two continuous floors of glazing marking the transition above the podium. Between the volumes, a courtyard with landscape design by Janet Rosenberg & Studio is under development, with work progressing on a sculptural staircase that bifurcates around landscaped mounds, soon to feature plantings as part of the outdoor space.
Looking southwest from Denison Avenue, the topped-off west volume (right) and east volume (left) present a consistent geometric pattern and diagonal lines ascending towards Dundas Street West. The white grid cladding extends outward from the walls at the upper levels to frame balconies, while the podium level's glazing features bronze mullions and spandrel. The east volume's mechanical penthouse remains exposed in bare concrete, awaiting cladding.
As MRKT nears completion, it stands at a height of 53.03m, and is set to deliver 175 residential units to Alexandra Park.
