Beaver Creek winds its way past the intersection of Highway 7 and Woodbine Avenue in Markham, heading southeast to soon join the Rouge River as it heads toward the Rouge National Urban Park lands. Here though, while the watercourse is presently surrounded by commercial and industrial properties, a pair of proposals to the east of the creek would see a significant amount of residential space added to the mix in they are approved.
The smaller of the two adjacent proposals is for 3085 Highway 7 in Markham’s Brown's Corners area, introducing four towers ranging from 30 to 36 storeys. Designed by Arcadis for Longo's, the project would transform a site currently housing a Longo's supermarket. Located on the south side of Highway 7, east of Woodbine Avenue, the land is within the Major Transit Station Areas of the Woodbine and Montgomery stops of York Region Transit's VIVA bus rapid transit line along Highway 7. The proposal abuts a surrounding redevelopment proposal for Markham Woodside, currently a sprawling big box retail and restaurant site looking to become a masterplanned community, and covered in another article today.
The site occupies a 1.44-hectare rectangular parcel on the south side of Highway 7, east of Woodbine Avenue. Currently, it features a Longo's supermarket, medical offices, and personal service spaces, all surrounded by surface parking. To the west lies the Beaver Creek valleylands. Further east, First Markham Place offers additional retail and office spaces.
Gatzios Planning + Development Consultants has submitted Official Plan and Zoning By-law Amendment applications to the City of Markham on behalf of the developer. The proposal entails towers with heights ranging from 103.63m to 120.87m, with a total of 1,711 residential units. Three would be positioned atop a U-shaped podium of 1 to 8 storeys, framing the western and northern edges of the site. The tallest tower would rise from an 8-storey podium along the southern boundary.
The development proposes a total Gross Floor Area of 161,597m², including 158,015m² of residential space and 3,582m² of non-residential space, with a Floor Space Index (FSI) of 12.35. Amenities include 3,952m² of indoor space, such as fitness facilities and lounges, and 3,499m² of outdoor space, including a centralized terrace atop the U-shaped podium.
Though currently unspecific, the proposal notes the non-residential space could potentially house commercial, retail, office, and community spaces. A 0.14-hectare public park is planned for the southern edge.
Parking would be accommodated in a three-level underground garage with 1,109 spaces, including 852 residential spots and 257 visitor/non-residential spaces. The project also includes 428 bicycle parking spaces, with 388 long-term spots and 40 short-term spaces.
The site is served by multiple York Region Transit (YRT) and Viva bus routes. For commuters, Highway 407 ETR and Highway 404 are within short distance.
Surrounding the site are mid- and high-rise proposals. To the west, these include the 7-storey 8330 Woodbine Avenue and dual 35-storey towers at 8435 Woodbine Avenue. Eastward in the Markham Centre area, submissions include Circa Drive & Hwy 7 East’s three towers from 17 to 20 storeys, the 37-storey 100-110 Clegg Road, and 3555 Highway 7 East calling for three towers rising 40 to 53 storeys.
