Zanchin Automotive Group has put forward a proposal for a significant urban redevelopment at the southeast corner of Highway 7 and Martin Grove Road on the west side of Vaughan's Woodbridge community. Designed by BDP Quadrangle, it would transform 5.61 hectares of land into a mix of residential, retail, and office spaces. This masterplanned, mixed-use development could complement another master-planned community proposed opposite it.

The site at 5555-5601 Highway 7, along with adjacent properties spanning 7731 to 7625 Martin Grove Road and 211 Woodstream Boulevard, are currently occupied by various automotive retail and related businesses, collectively known as the 'Number 7 Auto Mall'. These car dealerships would be demolished in phases as part of this proposal.

The eastern boundary is adjacent to existing mid-rise residential structures and commercial employment uses, while Vaughan Grove Sports Park provides green space and recreational facilities to the south. This dynamically redeveloping sector of Vaughan reflects the area's transitional character from predominantly automotive and commercial uses towards a more mixed and intensified urban region.

A Pre-Application Consultation (PAC) Meeting Request was submitted in February 2024, leading to a formal meeting held on March 21, 2024. Expected applications as part of this redevelopment include an Official Plan Amendment, Zoning By-law Amendment, Draft Plan of Subdivision, and Site Plan Control.

The two southernmost parcels at the northeast and southeast corners of Martin Grove Road and Woodstream Boulevard are currently designated as 'General Employment' under the City of Vaughan Official Plan (VOP). A formal request has been made to redesignate these parcels as 'Community Area.' the PAC request notes that the change is anticipated to be reflected in the upcoming revisions of the VOP.

The redevelopment is structured to progress through four phases. Phase 1 calls for a high-rise mixed-use building featuring a 6-storey podium and a 36-storey tower, and a 3-storey office building on the north side of Wood Stream Boulevard. Phase 2 focuses on the northeastern section of the site, introducing a 12-storey mid-rise mixed-use building and an 18-storey high-rise mixed-use building.

Phase 3 aims to further densify the area by adding two mid-rise mixed-use buildings at 8 and 12 storeys, and a complex of high-rise mixed-use buildings with towers of 24 and 30 storeys. It would also introduce a public park spanning 2,702m². Phase 4 would conclude the development with three additional high-rise mixed-use buildings, reaching heights of 18, 30, and 32 storeys. These developments would be accessible via a public road connecting Highway 7 and Martin Grove Road.

Collectively, the project would introduce 2,833 residential units, with a Floor Space Index (FSI) of 4.0 and a total Gross Building Area (GBA) of approximately 226,581m², including 212,412m² of residential area and 12,946m² dedicated to retail and commercial activities. Each residential tower would be equipped with three elevators per tower, resulting in approximately one elevator for every 94 units. This suggests reasonable wait times overall, but longer wait times in the larger buildings. The development would also offer 1,195 parking spaces distributed across two underground levels.

York Region Transit (YRT) services this area with buses running along Highway 7 and Martin Grove Road connecting to key destinations and transit hubs across the region. Vaughan Metropolitan Centre station on University Line 1 is a 20-minute bus ride to the east.

To the west of the site, another master-planned community at 5655 Highway 7 is poised to introduce 10 buildings, with heights ranging from 12 to 28 storeys. Southeast of the development, 77 Woodstream Boulevard is set to feature buildings at 13 and 15 storeys, along with a series of townhomes. Further eastward along Highway 7 towards Kipling Avenue, additional projects such as Signature on 7, 5217-5255 Highway 7, and Elegance Residence propose 10, 12, and 13 storeys respectively.
