In Toronto's Glen Park neighbourhood, a mere three-minute stroll from the Glencairn subway station on University Line 1, The Dylan has made impressive vertical strides over the past year. This 10-storey project by Chestnut Hill Developments, designed by Kirkor Architects Planners and located along the west side of Marlee Avenue, running all the way from Hillmount Avenue to Glencairn Avenue, has progressed from excavation to stand eight storeys above grade so far.

In January 2023 with the blue tower crane central to the site, we see the early stages of construction with the excavation in full swing. The substantial expanse of the construction pit is secured by shoring walls along the east and south elevations. Construction workers are interspersed throughout, preparing forms for future concrete pours. Rows of concrete columns form the support for upcoming garage floor slabs.

A southwest view from Glencairn and Marlee avenues in August, 2023 reveals significant progress with the tower now three storeys above grade and formwork in place for the fourth storey. The construction hoarding along the site's perimeter is emblazoned with the development's branding, behind which the initial storeys are supported by extensive shoring, especially at the northeast corner where a slab is still curing above a double-height space.

Gazing northwest to the corner at Hillmount and Marlee in January, 2024, the building's tiered structure is evident along the south elevation. The upper levels feature a series of step-backs on the west side, terracing the building down to the low-rise neighbourhood to the west. Each floor is bordered by temporary guardrails for worker safety, and the balconies are beginning to take shape. Meanwhile, a black construction hoist is set up on the south elevation.

We are offered a perspective of The Dylan's east elevation from across Marlee Avenue. This elevation will be the most prominent, and broken into a series of volumes for visual interest. We see the cantilevered volume at the south elevation.

Looking west towards the north end of the site this month, future balconies are hinted at where the first cladding is now being applied. There will ultimately be black and white cladding sections, intended to articulate the long wall of the building into smaller volumes, with the two arms set to primarily feature mostly black cladding.

Finally, we have a clear view of the north elevation of The Dylan. The construction has reached a point where the integrity of the building's final massing begins to emerge, seen in the terraced step-backs along the west side of the northern arm.

Upon completion, The Dylan will reach 35.7m high and house 218 units. Half a block east of the site and closer to Glencairn subway station, The Dylan 2 is a proposed sister development, set to reach a notably taller height of 30 storeys / 94.35m and introduce 306 additional units.
