In March, UrbanToronto highlighted the demolition and excavation work for Maison 77 Clarendon. Now, this luxurious boutique condominium has moved on to the next stage at its evolving construction site. Menkes Developments, known mostly for their towering skyscrapers, also tackles smaller-scale projects and is the developer for this 5-storey luxury development at 77 Clarendon Avenue in Toronto's tony South Hill neighbourhood, southeast of where St Clair and Avenue Road meet.

The design by Richard Wengle Architect combines elements of pre-war architectural styles with modern finishes. It showcases a respect for traditional design with features like stone cladding, turrets, an arched entry, and the extensive use of bronze-tinted metal accents. In contrast, the south elevation, designed to maximize hilltop views of Toronto’s downtown skyline, embodies a contemporary aesthetic with floor-to-ceiling windows and modern materials.

Previously the home of a five-story apartment building, the site has been reshaped by Menkes' reinvention, leading to the previous building's demolition and clearance by early Summer 2022. The upcoming redevelopment will offer 20 units, ranging in area between 185m² and a very grand 557m².

Beginning to catch up with the project, we peer through the hoarding in early May, and note that the crane has now been assembled onsite, while two shoring systems are in place; wooden lagging walls to the rear, and a concrete and steel buffer to support neighbouring homes to the left. An orange cherry picker within the pit is evidence of a bustling construction site on less wet days than when this image was captured.

Seven weeks later in June 2023, formed concrete sections behind the fencing await installation as construction progresses.

Par for the course with the large, high-end homes being constructed here, Maison 77 Clarendon is not yet sold out, with Menkes offering remaining suites here with prices starting at $4.5 million.
