Menkes Developments has been working hard to solidify their reputation as a leading developer in the GTA, presiding over a host of skyline-defining projects in the Downtown, earning their stripes in both commercial and residential streams. Being comfortable with working at the largest scale, however, hasn’t stopped the developer from dabbling in smaller projects as well. In the upscale community of South Hill, the partnership of Menkes and Pinedale Properties is now in the early stages of construction on a 5-storey luxury boutique condo, Maison 77 Clarendon, bringing an exclusive offering of 20 units that will reaffirm the company’s ability to deliver the highest quality of residential development.

Located on Clarendon Avenue, just southeast of the intersection of Spadina Road and St Clair Avenue West, the project boasts a traditional design by Richard Wengle Architect on the primary (north) facade, reflecting the architect’s reverence for classical styles. Features like stone cladding, turrets, an arched entry, and extensive use of bronze-tinted metal accents make formal reference to pre-war architectural style from New York City, and were selected as a way of endowing the project with an historic character that allows the building to be integrated into the surrounding neighbourhood. 

Meanwhile, the building’s south elevation has been designed with a different set of goals that result in a contrasting expression. Striving to maximize the south-facing views of Toronto’s Downtown skyline, enhanced by its position atop the former Lake Iroquois shoreline, the building’s exterior finish draws much more heavily on glass, delivering floor to ceiling windows on the four uppermost floors. Stylistically, the classical motifs are exchanged for more contemporary ones, with clean geometry and modern materials.

Inside, the suites offer generously sized layouts, and will be appointed with opulent finishes that reinforce the luxurious identity of the project. Ranging between 2,000 ft² and 6,000 ft² with ceiling heights between 10 and 11 feet, the suites are also treated with gourmet kitchens featuring custom designs by Powell & Bonnell, and offer marble, granite, hardwood, and limestone options for flooring. 

For the last few decades, the site was occupied by a five-storey apartment building, which was vacated before the end of 2019 and condemned for demolition in order to make way for the new project. After demolition permits were obtained, work to clear the site began in April of 2022 and moved swiftly, resulting in the full removal of the existing structure by the early summer.

Checking back on the progress the project has made in more recent weeks, an image Menkes shared with UrbanToronto shows that shoring has been completed and work has advanced into the excavation stage. The project will feature two levels below grade, which are currently being carved out with care due to the sloped condition of the site. The lower of the two levels will offer the building’s 36 resident parking spaces and 4 visitor parking spaces, while the one above is slated to house a large share of the building’s indoor amenity offerings.

The excavation will soon bottom out, at which point the early stages of concrete work will get underway to create the foundation for the future 5-storey building. With only 20 suites offered in the entire building, prices start at $4.5 million.
