As summer weather has returned to Southern Ontario, high-season for construction is underway, adding road construction projects to all the other building going on. The seemingly endless list of projects in every corner of the Greater Toronto and Hamilton Area makes it almost impossible to keep track of all the latest new buildings now being added to the construction list, but to give you a brief snapshot of what has taken place over the last month, here is a roundup of construction starts from across the region. 

8 Elm

Making a splash as one of the hottest projects to launch in 2022, the 69-storey tower — designed by Arcadis — the Amsterdam-based global firm that acquired Toronto-based IBI Group in Fall 2022 — 8 Elm has marched through the planning stages into active construction, marked by the start of shoring on the Yonge-Gerrard area site. With the facade retention process now complete, we will have front row seat to watch how Reserve Properties and Capital Developments deliver new high-rise luxury behind heritage walls on Elm Street.

Olive Residences

Another project from Capital Developments is also getting underway in North York's Willowdale neighbourhood, as shoring work begins on the site of their Olive Residences development. Slated to rise 29 storeys, the tower will deliver 350 new units to the area in a tower and podium design by Arcadis, injecting new density on a site a short walk from the TTC's Finch Station. 

Savile on the Roe 

The development team of Block Developments and Tiffany Park Homes are on their way to delivering 28 new townhouse units in Toronto's Mount Pleasant neighbourhood. Located on Roehampton Avenue, midway between Mount Pleasant Road and Bayview Avenue, the project taps RAW Design for a contemporary approach to the stacked townhouse, standing 3.5 storeys high. 

The Dawes

New density is coming rapidly to the eastern reaches of Danforth Avenue, with the start of construction at The Dawes representing only the beginning of what is slated to be a busy decade of expansion. Comprising a pair of Arcadis-designed towers standing 24 and 38 storeys, the Marlin Spring Developments and Osmington project will kick things off with 631 new units, along with commercial and institutional uses, and a public park component.

The Residences at Central Park

Speaking of density, Amexon's 5-tower master-planned development in Bayview Village is now at the beginning of the construction process as excavation work begins on the East Don Parkland site. The Core Architects design will be realized with a number of phases throughout the next decade, resulting in a transit oriented, mixed-use community offering a total of nearly 1,500 units.

77 WADE

While much of Toronto's development industry is racing to put up new residential buildings, Next Property Group and Fiera Properties are adding on to the commercial building supply, specifically life sciences labs, with their 7-storey 77 WADE development now under construction just northwest of the Lansdowne and Bloor intersection. Failing any upcoming resubmission, the building, designed by BNKC, will feature a hybrid frame composed of timber, steel, and concrete.

Bartley Towns

A new townhouse community from developers Bazis is now well into construction just southwest of Eglinton and Victoria Park avenues. Offering a mix of three and four storey townhouses designed by S&C Architects Inc, the project will deliver nearly 100 units with generous layouts to an area that will soon benefit from the opening of the TTC's Eglinton Line 5 LRT. 

11 Robert Street (Hamilton) 

Located on the edge of Hamilton's rapidly intensifying Downtown, the 6-storey development from Yoke Group Inc reflects how the City is making an effort to develop its centre with buildings of a range of scales. Designed by Lintack Architects Inc, the project also includes a grade-level retail component slated to welcome a restaurant tenant.

Highland Park Treatment Plant

The City of Toronto's efforts to expand the Highland Park Treatment Plant, located in Scarborough where the Highland Creek meets Lake Ontario, are now becoming a reality, as work begins on the early stages of the project. The goal is to rehabilitate the aging water treatment facility by creating a number of new buildings and substations that will aid in the modernization of the plant. 

Avonhead Industrial Campus

From Carttera Private Equities, work is underway to deliver the two-building industrial complex that will bring nearly 700,000ft² of new industrial area to Mississauga's western lake shore. With shoring underway, the image below depicts the unique approach being applied to the foundations for the first building.

Mondria (Courtice)

Finally, in the municipality of Clarington just east of Oshawa, a 6-storey residential development from Monde Development Group has started its construction journey, and is now on route to delivering 89 new units to the eastern GTHA. While the predominant typology for residential development is the townhouse community, the project, designed by Icon Architects, could be an indicator of new housing strategies on the rise.
