With plenty of development happening and planned throughout the Greater Toronto Area, opportunities abound to the west in Mississauga. Sajecki Planning has submitted a proposal on behalf of Edenshaw Developments Limited to do just that. The Zoning By-law and Official Plan Amendments would see the transformation of a site at 49 South Service Road into a residential tower at the southeast corner of the site at Hurontario Street and the Queen Elizabeth Way (QEW). The design by Kirkor Architects Planners entails staggered balconies with a trapezoid shape that would make for a striking change to the neighbourhood’s skyline.
The site is situated north of South Service Road, just east of Hurontario Street, and south of the QEW. As of this writing, there is a two-storey building and structures on the site that are vacant but which previously acted as an Ontario Provincial Police station. As part of the Mineola neighbourhood, 49 South Service Road is just north of low-density residential and low-rise commercial buildings. Across the QEW less than a kilometre to the north is the Trillium Health Partners Mississauga Hospital. The proposal is also along the route of the Hurontario LRT line, currently under construction. The proponents noting the development would be ideal for drivers, public transit users, and pedestrians.
Edenshaw’s proposal would result in a high-density residential building of 26 storeys and a height of 90.5m. The Gross Floor Area of 21,348m² would support 352 units. Four of the residential units would have discrete entrances on the east side of the ground floor, part of a five-storey podium. The podium would have terracotta-coloured accent panelling intended to blend with the surrounding area. The tower portion would start at the sixth level with a unique exterior thanks to its balconies. The tower would be situated at a great enough distance from existing neighbourhood buildings that its shadow would have negligible impact on other residential buildings nearby.
The southwest side of the site would feature 902m² of amenity space, with upgraded streetscapes along South Service Road and landscaping around the property line to both enhance the appearance of the site and provide privacy to units on the lower levels. There would also be two entry points from South Service Road for vehicles. Down below, three levels of underground parking would provide 137 spaces, with 35 of those spots for visitors. There would also be 229 bicycle parking spots available.
With a podium intended to blend into the surrounding area, and a trapezoidal tower designed to stand out, the proponents argue that 49 South Service Road would simultaneously look to the neighbourhood’s past and towards a future of further development and intensification for Mississauga.
