Skale Developments are proposing a 25-storey, mixed-use building with a height of 81.25 metres on the southeast corner of Eglinton Avenue East and Hoyle Avenue, just west of Bayview Avenue and the soon-to-open Leaside station on Eglinton Line 5. The properties assembled for this proposal include 537 through 547 Eglinton Avenue East, a lane to the south, plus 59 and 61 Hoyle Avenue south of the lane. Approval of the proposal will require rezoning, so a Zoning By-law Amendment application has been submitted to the City of Toronto by Bousfields

A previous submission was submitted to the City in July, 2021 for a 22-storey, 128-suite development on a smaller assembly of lots on a portion of this site by the previous owner. It represented just the three properties at the corner, 537 through 543 Eglinton, and was written about by UrbanToronto at the time.

For the larger assembly, Turner Fleischer Architects has designed for a total of 300 units, 59% of would be one-bedrooms, 31% would be two bed-rooms, and 10% would be three-bedrooms. The proposal has a total Gross Floor Area (GFA) of 21,688m² and includes at-grade retail along Eglinton. The residential lobby would be entered from Hoyle Avenue.

A new driveway would follow beside the southern boundary of the site and give access to an underground garage with 97 parking spaces, 92 of them for residents, and the other 5 for visitors or the commercial units. There would also be a total of 308 bicycle parking spaces.

Currently occupying the site are single or two-storey buildings, used for residential or  commercial space. The surrounding community features a nearby shopping plaza and plenty of boutiques, restaurants, cafes along Eglinton, Mount Pleasant, and Bayview. Buses passing by the site currently serve Eglinton subway station to the west, although Eglinton Line 5 will be open long before this proposal could be built.
