Construction news is coming out of the Bayview Village neighbourhood in the northern reaches of Toronto, as Six99, a 12-storey mid-rise condo development from Originate Developments officially breaks ground. The young company along with Harlo Capital hosted their ceremonial event onsite at 699 Sheppard Avenue East on Thursday afternoon, inviting their development team to gather for a celebration of the project milestone and reflect on the journey getting to this point.
The project is set to bring more homes to an area that has seen a notable uptick in development at this scale, as developers harness the previously untapped potential of the rapid transit enjoyed along this stretch of Sheppard Avenue, serviced by the TTC’s Line 4. Upon completion, the Six99 will deliver 174 new dwelling units contained within a congruous massing, designed by srm Architects, that applies the fundamentals of successful mid-rise development.
Speaking on what this means for the company in a statement given to UrbanToronto, Originate Co-Founder Adam Sheffer said “this ground breaking is a milestone worth celebrating — not just for Originate and Harlo Capital, but for the North York community as a whole.” Sheffer also took a moment to acknowledge that these projects only come together through collaboration that extends far beyond a development company, saying “I’m grateful for all the support in bringing this vision to life,” and recognizing contributors like Harlo Capital who have been investing in the project's success behind the scenes.
Discussing how the project evolved through the development phase, Sheffer commented that “we put ourselves in the residents’ shoes to think through what they really needed here in North York.” Through this process, he said that the team “had a lot of fun thinking about how this project could accommodate a wide array of buyers — from residents in their 20s living with roommates, to growing families looking for an alternative to a detached home.” Recognizing the family-oriented demographic of the area, the project has been designed to meet the needs of a diverse pool of potential residents with different lifestyles.
The project hopes to demonstrate the livability of an area that has previously been viewed simply as another suburban strip. Transit infrastructure is already in place to connect the neighbourhood directly to the rest of the city, with the coming of both Eglinton Line 5 and Ontario Line 3 promising to deepen the connectivity of the area. Additionally, the site will soon be neighbours with the new, state of the art Ethennonnhawahstihnen' Community Centre that will offer over 200,000 ft² of community facilities.
With a cleared site and construction officially getting underway, the forming work to come will soon reveal the animated massing that features a number of step-backs on both the north and south elevations. With a notable amount of variation visually articulating the project’s design, how the pieces come together will be an interesting story to follow.
